"Rolando wants to provide the best results and makes excellent recommendations that you should consider and discuss. Lower cost (cheaper paints) don’t necessarily give you the best or lasting results. His team is very meticulous and does a great job in prepping and cleanup."

"Eglio and his team fully exceeded my expectations. I wanted to make some improvements on my small apartment in San Francisco that included painting, patching, electrical and plumbing. Several line items in my scope of work are beyond the regular duties for interior painting, but Eglio was able engage an electrician and complete the entire scope of work which saved me the difficult task of sourcing someone for everything. I’ll share some after pictures once I get everything put away but I highly recommend this team."

"Marco and his crew did a magnificent job painting the exterior of my triplex. They did fast, quality, affordable work and I would recommend them 100% to anyone looking for a painter. It was a pleasure working with Penagos and I'm looking forward to working with them again soon on the interior painting of my home. I would highly recommend this company."

"I had them paint the entire interior of a 3 bedroom 2-1/2 bath home. Proper preparation is important. They were careful and accurate with their masking and protection of surfaces not to be painted, splattered, or over-sprayed. They filled nail holes, nicks, and cracks in the walls and trim and primed old enamel paint. Painting was smooth without thin spots or drips, runs, etc. They started on time and finished quickly on schedule. They left the house clean."

"Fernando was very accommodating and easy to work with, as a family of four were living in the house as its interior was painted. He and his crew did an excellent job and handled everything smoothly and professionally. They are very punctual as well. I cannot say enough good things about FST painting, and would gladly hire them again."

Interior Painting questions, answered by experts

To fix bubbling paint, scrape away any loose or blistered areas using a putty knife. Lightly sand the surface to smooth out rough edges and create a level finish. Clean the area thoroughly to remove dust, dirt, and any residue. Once the surface is clean and dry, apply a quality primer suited to the material you're painting. Finally, repaint the area, making sure to work in proper temperature and humidity conditions to prevent new bubbles from forming.

You can sell a house with lead paint, but there are several requirements. If you are aware that lead paint exists anywhere in the home, you must disclose that to potential buyers. Required home inspections will often uncover lead paint, especially for older houses where lead paint may still be a problem. If you have taken steps to encapsulate lead, you should provide buyers with full documentation of the project so it won’t cause any problems later on.

Technically, mineral spirits are a type of paint thinner, so they can be used for the same purposes. In most cases, pure mineral spirits are preferable to other paint thinners. Still, if necessary, you can successfully use paint thinners for most of the same applications, such as thinning or cleaning oil paints.

Yes, you can technically use a pressure washer to remove paint from brick, but it comes with a significant risk of damaging the brick surface. A high-power pressure washer can be fast but may leave the brick looking unsightly. The recommended method is to first apply a chemical paint stripper, following the product's instructions, and then use a stiff metal bristle brush or a pressure washer on a low-pressure setting to remove the loosened paint. Due to the risk of damage, it is often best to hire a professional who can use low-stress methods.

Yes, you can paint over old exterior paint, but success depends on the condition of the existing paint and proper surface preparation. If the previous coating is in good shape (not cracked, peeling, or flaky), you can paint over it with less prep work. However, for the most durable and professional-looking results, follow these key preparation steps:

  • Clean the Surface: Thoroughly clean the exterior to remove all dirt, grime, and mildew. A pressure washer can be very effective for this.

  • Scrape and Sand: If the old paint is peeling, cracked, or flaky, you must scrape off all loose paint. After scraping, sand the surface to create a smooth, even base for the new paint. Sanding is especially important for wood siding.

  • Apply Primer: Using a quality exterior primer is highly recommended. It ensures the new paint adheres properly, improves durability, and provides a uniform finish. If you are painting a lighter color over a dark one, a tinted primer will help cover the old color more effectively.

Some brands offer paint-and-primer-in-one products for convenience. Taking the time to prepare the surface properly will not only increase your home's curb appeal but also help protect your siding and extend its life.
