"We chose Sami and Sons over 3 other contractors we interviewed with to remodel our bathroom, and we couldn't be happier. After meeting with Abel and Sami himself we discussed a very reasonable cost estimate for the work that needed to be done. Abel even took us out shopping to several tile and home improvement stores to fan our imaginations of what could be possible for our new bathroom. Throughout the entire process the staff from their front office to their onsite project manager Paul were always very responsive and helpful. This was our first major remodel and laborers were very knowledgeable about creating the bathroom we wanted to achieve while keeping up to date with building codes and city permits. Mario and Erick always asked us questions on how we wanted details in the bathroom to turn out. Always gave us suggestions when we were clueless, and always advised us properly when choosing fixtures and other materials for the build. It was very helpful and reassuring that the managers used the BuilderTrend scheduling app so we knew what tasks were to be completed and on what days so my wife and I could plan things ahead of time. There was a miscommunication about the work at one point, but once we were able to talk to the project manager and other managers on the job they were able to resolve the issue very quickly and to our satisfaction. Scheduling work per day could've been more efficient, but overall we loved the results and our bathroom turned out exactly the way we envisioned and we've been loving it ever since it's completion. "Better Water Heater installed our tankless water heater incorrectly, creating a significant safety hazard for our tenant, an African American family of 5 with 3 small children. After a contractor from AHS reviewed the installation, they confirmed multiple issues, including code violations and fire risks. Major Problems with the Installation: Unsafe placement in a closet - The condensate has no proper drainage, which could lead to mold, rust, and fire hazards. Improper use of an evaporator pan - This pan is not intended for water heaters, creating a fire risk in an enclosed space. Oversized unit for our home - The Rinnai RU160iN is designed for larger homes. It's far too big for our 1-bed, 1-bath house, making it inefficient. Insufficient gas line - According to AHS, the gas line is too small to support this oversized unit, which could lead to gas flow issues or even pose a fire hazard. The city won't allow this installation to pass inspection because the gas line doesn't meet the required capacity. Permit/code violations - The installation was done without a permit and violates multiple building codes. When we confronted the company, they insisted their work was done correctly. Their "solution"? If we wanted the job to be done legally, we would have to pay for both the permit, their time working with inspectors, and additional costs to fix their mistakes--$995 for a bigger gas line to support the oversized unit. On top of that, they quoted us $585 for permit costs, even though the city building department told us the permit fee is only $150. Bottom Line: If you want a safe, legal, and code-compliant installation, DO NOT trust Better Water Heater. They cut corners, refuse accountability, and expect customers to pay extra to fix their mistakes."

"⭐ 1 Star – Unsafe, Unlicensed, and Untrustworthy Contractor I hired Fernando Soto / 360FSC Inc. for an ADU and home extension in Millbrae, and it has been one of the most stressful and costly experiences I’ve ever gone through. From the start, Soto relied on unlicensed workers for critical trades. Electrical work was unsafe and failed inspection — indoor panels were installed outside, wires were left unsecured, and essential safety breakers were missing. Plumbing was just as bad: instead of replacing the pipes as I requested on day one, his crew tied old cast iron, clay, and PVC together, even forcing larger pipes into smaller ones. This caused sewage leaks and backups. Independent inspections later confirmed major issues: Flooring – failed inspection and needs to be completely redone. Foundation – the new extension has already sunk by about 3.5 inches, creating serious structural risks. On top of that, the project stalled for months after May 19th, billing was vague, and Soto even threatened to rip out work I had already paid for. He hides behind a P.O. Box in Belmont instead of a real address, which says a lot about accountability. This contractor cuts corners, uses unlicensed trades, and leaves unsafe work behind.
