"Brett took the time to really inspect our stucco house in Pleasanton and pointed out some fascia which needed to be repaired, along with some damage to the back of the house which I hadn't noticed. Neither of the other painters I called were so detailed in their inspections nor in their estimates. Brett and his helper were polite and hardworking. We were quite pleased with the job and would recommend Brett's Painting highly."

"Needed my deck sealed after a year of curing. Quote was high, but I decided it was worth it. Lots of positive reviews. Had some water marks from pots on the deck. After the first brightening there were still watermarks. I sent Bruce pictures and asked that the guys coming to seal make sure the watermarks were taken care of. He told me to point out the spots and they would take care of it. When the sealers came, I pointed out the marks and asked that they make sure they were taken care of before the sealing. They told me that the water marks were the result of leaving pots on the deck...duh. Obviously this is what happened, but was why I was paying Cal Preserving to take care of it. I don't appreciate having to convince my contractors I want something done the right way. I ended up calling Bruce and explaining that I felt like this was being done in a rush, but he assured me his team was professional and that it would get done properly. Placated, I decided to trust it would be OK, despite the static. That was my first mistake. After they were done sealing they asked for the check (before it had a chance to dry and for me to inspect the work). I told Bruce I didn't feel comfortable with this (over the phone), but he reassured me that they weren't that kind of company and any mistakes or issues would be taken care of. I gave the sealers the check. Mistake number 2. The next day I inspected the work to find huge sections of the hand rail completely unsealed and with power-washer damage. Also the water marks were still there and now sealed in. I took pictures and sent them to Bruce. He came out and we discussed the issues. He was nice and told me not to worry and that his guys would take care of it. Another iteration and the handrail was fixed, but the watermarks are still there. At this point I feel like I didn't get the full value of what I paid, and the hassle I went through to get to where I am now, which is barely passable should be avoided by others so I am writing this review. I don't mind paying premium prices, but when I do, I expect premium work. And if I find something wrong with the work, I expect it to be fixed without contention. The fact is I feel like the job was rushed, and I was pressured into paying early. I am a relatively new homeowner and this whole experience has just been a lesson learned. If the watermarks were taken care of, and the rail done right the first time, and nobody gave me static, I would be rating Cal Preserving with five stars. Take warning!"

Small jobs welcome

"This father and son team did an excellent job on staining my redwood deck and painting the entire outside of my home. I feel fortunate to be able to find truly professional painters that change a fair price for their work. I would not hesitate to recommend them to family and friends. Good people and excellent workmanship all at a very competitive price. Thank you Mark and Josh."

"I hired Juan to sand and restain our double front door and to apply solid stain to our fence. He did a fantastic job on both. He was prompt, courteous and professional. His pricing was good and it was a good value for what he delivered. I would not hesitate to hire him again."

"Flex Painting was incredibly professional and performed great work. Our home was in desperate need of stucco repair, window trim replacement, and paint and they were able to do that and more. After our kitchen contractors abandoned our window replacements, Flex paint stepped in and got the job done! Bayardo even stopped by for one last walk through after we were satisfied with the work just to touch up spots he was not personally satisfied with. I would highly recommend their services and will be using them again when we are ready to skim coat our bedrooms as they are by far the most reliable contractors we have hired throughout our home renovation."
Before pictures
(Before Pic)Home was pressure washed with a 3000 psi machine to remove as much dirt and grime from the exterior house wall surfaces before painting. We sanded all the bad areas and spot primed them before painting. Used caulking to seal any open grooves and open wood joints as needed.
(Before l) This photo shows the condition of the cabinet before it was refinished. You can see the stain is faded and clear coat is chipping away from water damage and moisture in the air.
Exterior Repaint
Prepped the door for painting. Sanded it then primed it. Removed the door handle and carefully covered the hinges before spray painting the door.

"The job on the garage was beautifully done, with caulking on wood siding and hundreds of set nail holes filled. The crew scraped and repainted wood trim on house as well. All the work was done expertly"

Deck Staining questions, answered by experts

If your biggest concern is making sure your deck doesn’t show dirt, opt for a darker neutral color that blends in well with your surrounding landscape. A rich brown or dark grey are both good options that work with a variety of house colors. A high-quality acrylic paint is easy to clean and maintain, so it might be worth spending the money on.

The best way to protect a deck is to prevent damage from UV light, water, mold, mildew, insects, and abrasive cleaning methods. Sweep regularly to prevent debris that hides bugs and traps moisture that can result in mold or mildew growth. Use a deck cleaner once a year to remove algae, mold, and mildew. Avoid using pressure washers on high, as they can damage the wood. Applying a deck sealant can protect the wood from UV and water damage, and adding shade can also reduce sunlight damage.

Beyond liquid rubber, homeowners can use sealants, stains, membranes, or tapes as waterproofing options. Oil-based or water-based sealants soak into the wood, creating a moisture-resistant barrier. Waterproofing stains—available in transparent, semi-transparent, and solid colors—add both protection and style to your deck. For heavy-duty waterproofing, deck membranes and waterproof tapes can be applied under the deck boards to direct water away from the structure below. Whatever method you choose, clean and prep the deck first to ensure the best, longest-lasting results.

You can apply stain over peeling stain, but it’s not a good idea. Your old stain will get in the way of your new stain bonding to the wood, so you’re likely going to see the same issue again shortly after application. Your best option is to sand off the old stain and clean the surface thoroughly before applying new stain.

Waterproof paint creates a barrier to hold back moisture, but it doesn’t eliminate the source of the water. If you hire a basement waterproofing contractor, many will tell you that waterproof paint is only a temporary solution. On average, you can expect it to last from six months to two years in a wet basement before deteriorating.
