"Ted showed up on the time and date we scheduled. He assessed my home’s foundation and determined that the level of repair needed did not require his company’s intervention. I was extremely impressed with Ted’s honesty and forthrightness. In a world where homeowners are often faced with costly repairs it was refreshing to deal with Ted and by extension Dalinghaus Construction. If in the future I have need of such services I would not hesitate to call upon Ted and Dalinghaus Construction."

"AZ Foundations solution did a great job repairing our stem wall. We didn t end up needed as much work done as originally estimated, so our balance was adjusted. David who did the repair had excellent customer service and explained everything that he did. My only complaint is we paid our deposit in July and the work wasn t completed until October. They marked the bottom of my house with red dots about 2 inches in diameter showing where the work needed to be done. Other than that we were happy."

"The contracted the work off to a third party. Jon took longer than expected. The windows was installed pretty good from the looks. Communication could have been better with knowing the job will take longer and what types of trims I wanted for the windows. As the contractor that was hired for this job by this company. Did a good job with putting up decent trim. As for the new windows they look great. I purchased the myself and hired sentri homes to install them. I will need to have a my siding on my house redone to be closer to the new windows so the gaps are not so obvious. That was not expected at first. But from old storm windows and not knowing how they were put in originally. There was some unknown things that was learned from the job being completed. I will have the siding of the house slightly done to match really good for what I wanted later on. My only concern is better communication with sentri homes. Overall they were great when I did talk to them."

"developLarry arrived on time - actually, he was a few minutes ahead of schedule.  He checked all the locks and suggested I replace the inside key deadbolts as they were a safety concern in the event of a fire.  I agreed; he gave me a discount on the new locks since I had not planned for the expense.  Larry went about the job, working quietly and efficiently - I had another service provider doing some work at the same time.  He completed the changes, tested the locks and then walked with me throughout the house as I tested the locks myself. Because I was completely satisfied with his work, I did tip him.
As the week progressed, my front security door seemed to not work as easily as initially.  I called Larry at 10:15AM on June 3 about adjusting the lock; he came to my home in 20 minutes!  He adjusted the door and it has worked perfectly since that time.  Larry is excellent locksmith; quite knowledgeable and very professional. I have already recommended him to a friend and would not hesitate to utilize his service in the future.

"It was good.  He is perfectly willing to fix things that we have found.  The clean up was good and had a cleaner came to clean before we moved back in.  We were happy with his work.  He is working on our other house.  He was in line with several other bids.  He came up with a design that the other companies didn't mention.   We have been very satisfied with his work."

"Javier Parra took a fairly lengthy list of issues, and systematically and thoroughly resolved each one; willingly answering questions and providing clear explanations along the way. Not only was it a huge relief to have a myriad of much needed 'fixes' completed, it was a very educational and enjoyable experience. He developed a list of materials/parts and made the trip to obtain them, returning with the receipt (and we learned of a hardware store branch 1/2 the distance from our home of the one I've been using for the past 4 years!!) - this was soooo appreciated. Some businesses we've dealt with make the homeowner obtain and provide the materials - a real pet peeve. It was a triple digit temp day, but Javier spent the hours needed to troubleshoot and resolve the issues of a rather convoluted exterior lighting system. A bonus of his professionalism and helpfulness - about a week later, I called him and asked him if he could give me advice over the phone about the sudden loss of outlet power in a large room containing multiple lamps. He talked me through it, with very clear directions and encouraged me to call back if I needed further help. After several long jaunts back and forth between that room and the circuit breaker box on the far opposite end of the house, testing each of 6 different outlets/fixtures through the process of elimination, I found the 'culprit' outlet and restored power to all the rest !!"

FAQs for house leveling projects in Oracle, AZ

One starting point to find a local home builder is to collect suggestions from friends and neighbors. However, it’s still wise to do some more research before you hire a builder. Read reviews to supplement any word-of-mouth recommendations. Check sources like Angi that have standards and criteria in place to screen the pros it lists can also help you find more reputable local home builders.

Typically, it’s more affordable to buy an existing home than it is to build a new one. New construction loan interest rates tend to be higher than interest rates for traditional mortgages. Additionally, the cost of materials is likely higher when building a new home than it was when an existing home was built (unless it’s a very new one). You’re also paying for all new appliances, finishes, permits, inspections, and connections for water, gas, and electricity.

The most common first signs of foundation issues include:

  • Cracks in the foundation walls that grow

  • Signs of moisture or water leaking through cracks in the foundation

  • Standing water in the basement

  • Sagging floors or walls

  • Cracked walls in upper floors

  • Doors and windows that don’t close properly anymore

Foundation repairs cost about $5,000, on average. Typically, prices range from $2,200 to $7,800, depending on the type and extent of repairs needed. Cost factors include foundation type, home size, soil stability, accessibility, and the ultimate cause of the problem and what methods and materials are required to fix it.

If you’re noticing signs of foundation issues, the first step to fixing a foundation problem is to hire a foundation repair inspector. They will determine the problem, the cause, and the severity before recommending a course of action to repair the foundation. The method for fixing foundation problems depends on the problem and what options are available. A few possible solutions include:

  • Epoxy injections

  • Mudjacking

  • Piers made of steel or concrete

  • Jacks

  • Hydraulic piers

  • Carbon or steel reinforcement strips

  • Waterproofing materials
