"During the inspection of my home after I had put an offer on it, termites had been found underneath the home. The former owner of my home hired Budget Pest Control to treat the termites before closing. Big mistake. The treatment came with a 5 year warranty with Budget Pest Control. On January 15, 2019 when the technician Bob Kirchner showed up to do the annual inspection, he only inspected the back of my house and in less than 5 minutes he completed the “termite inspection.” He did not inspect the front of my house nor underneath the house where the termites had been found previously. When he said he was leaving I asked him why he didn’t go under the house nor at the front of the house; he responded by telling me he had seen everything he needed to see. This inferred that he could find any termites by spending 5 minutes walking only around the back of my home I told him that previously termites had been seen under the house. He then stated that he will only inspect under the house if he was asked beforehand and that the only time anyone had asked him to go underneath a house was when the space under the house was as high as his height. How interesting that he stated he was only requested to go underneath a home when it was as high as his height. In my home, the inspector had to go on his hand and knees to inspect under my home while Budget Pest Control did the same thing when they got paid to go under my home to treat the termites. This experience with the technician now makes me wonder whether the company ever properly got rid of my termites. Now I worry the termites are eating away at my home. When I questioned the technicians statement about not ever going underneath a home to inspect for termites, he then stated he couldn’t go under my house because he was in the truck that had different pesticide and it didn’t have what he needed to treat termites nor did he have the clothing and equipment to go under my house. So it appears he never had planned on doing any treatments nor inspecting. He assured me I had no termites (based on his less than 5 minute inspection) and then he left. It appears the company made their money off the treatment but do not have the intention of actually honoring the 5 year warranty which I have in writing. I want a proper termite inspection. I want an inspection around the entire surroundings of the home and underneath the home and I want to be present so I can see the technician working."

All Dry Roofing Inc. has been serving Tucson homeowners and builders since 1989. Our crew is a large part of our success. They have been with us for many years and share the same philosophy of craftsmanship and integrity. Our team is respectful of your property. We will leave your yard cleaner than it was when we arrived. The first thing we do is cover the ground with tarps to contain any debris that may fall from the roof. After collecting and disposing of the debris we use an industrial type magnetic roller throughout the yard as part of the cleanup process to assure that there aren’t any nails or debris left behind.

"Rob came out and gave me an estimate and the crew was out a few days later doing all the maintenance work. Super efficient crew and so polite!"

They must post their own positive reviews. They took my $65.00 fee and did nothing"

We at Hands-On Home Inspection are American Society of Home Inspectors (ASHI) (249433) and Arizona State certified home inspection experts (AzBTR Firm #14898) who specialize in residential (including multi-family), small commercial, and industrial (up to 25,000 sq. ft.) inspections. We cover Southern Arizona (from Casa Grande to Nogales) and the greater Tucson metro area, including Pima, Pinal, Cochise, and Santa Cruz counties, including the following areas: Marana, Sahuarita, Green Valley, Dove mountain, Vail, Casa Grande, Nogales, and the rest of Southern Arizona. Having lived and worked in this area for over 37 years, we are quite familiar with issues unique to homes in our part of the state. Our owner and Chief Inspector, Marcus Richter, has over 36 years of military service (Viet Nam Era and Iraqi Freedom Vet, Retired LtCol) and is experienced in residential home repair and building maintenance. His expertise includes plumbing and electrical wiring/analysis. Marc has a unique combination of experience in structural repair and maintenance— his wealth of knowledge is unprecedented! Your home is inspected by state certified home inspectors, using standards established by the American Society of Home Inspectors (ASHI) and the State of Arizona. Hands-On Home Inspection has a genuine interest in your safety and well-being. Our motto is “eye of the buyer”. Every home is inspected as though we are buying it. From top to bottom, we inspect the property for any existing or potential safety hazards that may exist, and report on them in a clear format. We also check for problems with the structural integrity of the property. We are “looking out for our customer's best interest”. We are committed to consumer education, we urge you to be present at the inspection, a valuable educational experience during which you can ask questions on the spot and have a better understanding of our report. We offer maintenance tips, and share knowledge of the home that gives you control, confidence, and peace of mind about your decision and negotiations. Whether you are buying or selling, knowing the condition of the property guarantees a fair, smooth transaction, especially with today's current high cost of real estate. Our advice does not end with the inspection; you are welcome to call us anytime after the inspection—we're available 7 days a week, between 8 a.m. and 8 p.m. Hands-On Home Inspection will also conduct a re-inspection, for a discounted fee. We well understand that buying or marketing a property is one of the largest financial and emotional investments that you can make. Go to http://www.handsonhomeinspection.com for more information.

Home Inspection questions, answered by experts

Often found in old insulation, tiles, and roofing materials in pre-1980s buildings.

In most cases, inspection costs are not included in closing costs. The inspection is usually a standalone expense the buyer or seller covers by choice. Closing costs are normally required and designed to cover other costs, such as appraisal fees, title search fees, and attorney fees.

A gas log fireplace should be inspected and serviced as needed once a year. Preventative maintenance can help keep your fireplace in working condition and save money in the long run by avoiding more costly repairs on parts that could have been fixed sooner with a regular inspection.

Homeowners insurance may cover shower pan leaks, but it depends on the type of coverage you’re looking for. Typically, home insurance policies cover sudden or accidental water damage, for example, if it comes from a busted pipe or malfunctioning appliance. Damage to a shower pan is usually gradual. A repair or replacement of your shower pan usually won’t be covered by your policy. If your shower pan leak causes water damage, chances are your standard policy—if it includes water damage—will cover the repair.

Start by asking friends, family, and neighbors if they know any reliable roof inspectors. You can also ask contractors that you’ve worked with in the past—they often have a network of people they can reach out to. Once you do find a roof inspector you like, check their online presence, read customer reviews, and give them a call.

Make sure they’re properly licensed and insured in your area. It’s also a good idea to hire inspectors licensed by both the National Roof Certification & Inspection Association (NRCIA) and the International Association of Certified Home Inspectors (InterNACHI).
