There are a few things you can look out for to ensure your chimney is safe to use. Check for the following issues:

Cracks or missing pieces in the masonry of the chimney
Creosote buildup in the chimney, which is a black, tar-like substance
Cracks, stains, or scorch marks in the firebox
Water stains in or around the fireplace
A broken or stuck damper

Stucco should be inspected yearly or every few years, depending on where you live. Stucco homes in wet or humid climates are at higher risk for damage and should be inspected once per year. Homes in drier climates can wait longer between inspections, and get one every three years or so.

Homeowners insurance can be voided in several scenarios. That can include making too many claims in a short period of time, leaving a home vacant for an extended period of time, renting out a home or room illegally, using a home as a business illegally, and any kind of criminal activity connected to the home.

You can look at the duct damper’s lever to see if it’s open or closed. If the lever is parallel to the duct, the damper is open. If it’s perpendicular, the damper is closed. Alternatively, you can hold your hand against vents throughout your home. If you feel air coming out, that damper is partially or fully open. No airflow likely means that the damper is closed.

A gas log fireplace should be inspected and serviced as needed once a year. Preventative maintenance can help keep your fireplace in working condition and save money in the long run by avoiding more costly repairs on parts that could have been fixed sooner with a regular inspection.
