"My certified inspector MatthewCote out of the Belgrade, MT office found i have a natural spring comming up in my crawlspace. I knew I had water streaming all over crawlspace and my husband believed it was due to watering lawn of the hill our house sits on. Matt was great to work with, he was totally professional. He explained my situation and showed me in photos and map of my basement what this ssprincause, how it had eroded and damage caused. It has been going on for quite a few years, of which I noticed escalation of water even though I decreased watering on above lawn. I wish I had researched this sooner. But MATT assured me it's not too late. He was clear and concise as to what I needed done to resolve and eliminate further damage by installing 2 sump pumps, installing trenches & piping to drain all areas of water, draining ouside of house past septic and leach field, add a humidifier and encapsulation of crawlspace. I highly recommend Groundworks and Matt to anyone."

"Hired Davenport to extend the landscape drain bypass they put in ten years ago that was backing up further downstream during heavy storms. After the storm today no backup at all. Their meticulous work exceeded expectations, ensuring proper sloping with smooth drain pipe less likely to clog. They even avoided three sprinkler lines in the way, hauled away the excess dirt, and didn’t even get dirt on the lawn. I can barely see where the work was done."

Foundation Repair questions, answered by experts

You can use epoxy-based concrete fillers to repair small cracks and dents in the floor. For larger damages, remove any debris, then patch the cracks or holes with concrete repair products or resurface the entire floor. We recommend using fast-curing products that cure in four hours. If your building department catches you or a contractor doing foundation work without proper permits, they will likely put the work on hold until you secure the necessary permits, which can cause delays of days or even weeks. You can also face violation charges for construction without a permit, which can cost hundreds, depending on where you live.

It depends on the bank and the extent of the issue. Some banks will lend against homes with minor foundation damage, but most won’t if the issue is structural since the home acts as collateral for the mortgage. Banks that offer renovation loans might still finance a home with structural problems. More minor issues like settling cracks and intermittent problems with humidity are unlikely to stop a bank from financing.
