"I have a 1906 cottage in N Seattle, with an old porous foundation. Water came into the basement for the first time in 20 years. Another contractor bid the job at $12,000 after 3 site visits and almost a month. Andy came out to the house the same day I talked to him, and estimated the same job at half that price. He followed up with questions, asked about making another visit, came out again and saw that the drainpipe was disconnected at the top of the area being flooded. 75% of the roof's water was pooling against the house. He found a ladder and fixed it and isn't charging me a dime. So, no French drain, no Delta drain, no foundation treatment, no 50' of trenching, no $$$. Andy was timely, reliable, did what he said, and knows his stuff. He was a great communicator, and I feel so so lucky to have found him."

Eagle Outdoor Living took on the job, and now we have a 900 sq. ft. Timbertech deck with a carport and dry work/storage/leisure space under it, protected with metal roofing and seamless guttering to keep the rain out, and concrete pavers under all of it. What an improvement! It was a complicated project, and Rocky and Wendy took care of everything, from getting the building permits approved to the finishing paint touches. "The bud for the job was the most complete, covering all aspects of the job that other companies did not cover. My own past work experience was helpful in understanding that every phase of the job was covered in the bid. On the other hand, the other, lower bids left a lot of items out, which would probably be, a oops you need this/oops you need that situation that would in the end make the other bids end up being a higher cost. The finished job included re land scraping the excavation, seeding of the area and a layer of peat moss to encourage the seeds to grow. A section of sidewalk needed to be cut out, and they did a great job in replacing it with new concrete to my satisfaction. A very complete job I the end."

"Elias Contruction provided a detailed estimate after inspecting the roof and making some qualified recommendations. The project required a few change orders that were not clarified in writing. I would recommend hiring Elias if you get changes in writing. They cleaned up pretty well although they missed a few things due to finishing in the dark. Overall satisfied with the job and cost was 60% of other bids due to sheathing adjustment."
