Inspecting homes exterior and interior I can find problems of the home and if I do find a problem I will tell you where and what and suggest what my customer can do about the problem and hope that my customer will get the problem fixed before the problem gets worse. After my customer gets the problem fixed if one or a few were found my customer is pretty much satisfied about how everything turned out at the end. I know someone in my family that I can suggest to my customers to get the problem fixed at a lower price. That person is my dad. He does a very well job at fixing problems. My dad works on homes all the time. When you pick me as your home inspector I could get you a carpenter to fix your home at a lower price.

There are many things to look for when buying a brick house. Here are some of the key things you should pay close attention to.

  • Lintels: Look for cracks, holes, displacement, or corrosion

  • Mortar: Check to see if the mortar is old and crumbling, in need of repointing, or new. Also check to see if the mortar has a professional finish.

  • Walls: Check along each side of the house. If a wall is bowing outward, this indicates a severe issue such as foundation damage or that the walls are ready to fall.

  • Cracks: If there are stair step cracks in the brickwork, this indicates an unstable foundation.

If you’re in the market, you might think twice before buying a home with a cesspool on the property. You’ll need to factor in the costs of either maintaining the cesspool (such as with aeration, pumping, and cleaning) or dismantling the system and replacing it with a septic tank or sewage line connection. It might still be a good idea to buy that home, but you’ll need to decide for yourself if the costs and hassle are worth it.

In some cases, a home inspector tests the indoor air quality if properly certified. Most of the time, however, they’ll outsource the work to a professional air quality consultant. Testing indoor air for pollutants requires several certifications and a suite of specialized tools. Many HVAC and home inspection pros have this certification.

These are some of the critical considerations when planning to make your home accessible:

  • How wide are your doorways, wheelchair ramps, hallways, and pathways? These should be at least 32 inches wide.

  • Which bathroom modifications will be necessary? 

  • Do you need to lower any cabinetry or other fixtures to make them accessible for wheelchair users?

  • Is there enough room to turn around in the shower?

  • Is there a second story of the home that requires a stair lift?

  • Is there proper lighting outside in the dark? If not, a floodlight may be necessary.

To prepare for a pre-drywall inspection, make sure to schedule the inspection before your drywall (and preferably insulation) is installed, but after all ductwork, plumbing, electrical wiring, and framing are in. You should also print a copy of your floor plan for your inspector, which they’ll use to make sure the build matches up. Lastly, try to clear the home of major obstacles (tools, large stacks of material, etc.) to allow the inspector access to the places they need to check.
