He set me at ease right away and knew exactly how to address the issue. He also pointed out the specific cause of the water penetration and many other locations where I was in danger of having similar issues. Many of the smaller issues he basically rolled into the project for free. I felt even better about everything once he was into the project, so I went ahead and gave him the green light to address a long list of nice to haves" around the property. That led to him finding some additional major issues, but got them sorted at very reasonable rates. I was a full time property manager for 5 years by profession and now have had rentals of my own for 10 years. Ken is exactly the kind of crew I want working on my properties. I can trust that he's going to get it done without pulling a fast one on me or overselling me on things I don't need. He has his own rentals and I really felt we were on the same wavelength as far as the level of budget to quality ratio that I was looking for. Yes, you can screw directly into stucco. Only do so if the item you are installing is a permanent fixture. Drill a pilot hole into the stucco using a masonry or concrete bit, then drive in the screw with a power drill or screwdriver.

When cleaning stucco siding, it is recommended to use a pressure washer with a psi (pounds per square inch) between 1,500 and 2,000. Natural stucco has a grayish color due to the high concentration of Portland cement in the material, but most homeowners have their contractors add pigments to create a more inviting appearance. Stucco is most popular in hotter climates, where it provides ample insulation to regulate interior temperatures and keep the solar heat out. Since lighter colors reflect more sunlight, lighter stucco is more prevalent.

If you're installing stucco in a climate with extreme weather, synthetic stucco may be the only viable option, as it lasts longer, is less prone to cracking, and resists moisture better.
