"We bought our house from Baxter builders new in October 2024. Since we bought our NEW house we have had nothing but bad communication, declines our phone calls, takes months to get remedies for issues that should have never been issues to begins with, and sub par Sub-contractors to fix the issues we?ve been having. Since we?ve moved in we?ve had muddy water, black mold growing in the basement, improper flashing and sealing around the basement walls, improper grading issues (which were stated in the home inspection and ignored to fix),and terrible craftsmanship and attention to detail on finish work inside. Once we finally got someone out to landscape, they never called 811 to locate known utilities in the area including water lines, electric and fiber. Since he never contacted, he cut our main water line into the house. His Plumber came to fix it and left our pressure tank suspended from the supply line since he never did a full inspection prior to leaving. "

Garage door freezing is prompted by snowfall and freeze/thaw cycles instead of the temperature. You can expect your seal to last anywhere from 1 to 5 years. Several factors affect this—material, frequency of use, and the weather. For example, seals made from high-quality rubber are built to withstand the elements and can go the distance with a little TLC. If your door sees a lot of action or faces extreme heat or cold, the seal could wear out more quickly. Regular maintenance—like cleaning and lubrication—can make your seal last longer. And while it’s rare, a professionally installed seal on a smooth floor can potentially last up to 10 years.

With good maintenance, garage doors can last for 15 to 30 years. You might consider a replacement if yours is approaching that age and struggling to work properly. For instance, if your garage door is slow to open or close (or doesn’t open or close at all) or is loud even after lubricating the parts, you might need a new one. Similarly, if it’s sagging, uneven, or has other visual signs of wear and tear, it may be time for an upgrade.

You should let your initial paint job dry at least 12 hours before opening the door. Check your work after 12 hours have passed to confirm there are no uneven patches, or signs of the old paint showing though—if you see any, we recommend applying a second coat of paint and waiting an additional 12 hours for it to dry.
