This also included removal of carpeting from two rooms. Overall we are very pleased with the product and the installation. Bill Carpenter was our sales person. He has now moved to a new FFL location, but he saw our sale and installation through to the end. Bill was very knowledgeable about the products and found the exact product that we were looking for. The floors are wonderful and very durable. Bill came to our house and did a good job measuring all the spaces. We did run into a few snags during installation. FFL discovered during installation that our old engineered hardwood had been glued down, and it took some discussion about how this should be handled. Ultimately we came up with a satisfactory solution. It took a few calls to get all the installation details worked out, but in the end everything was fine. We had the new floor installed in a bathroom, and FFL removed and replaced our sink and toilet, which was excellent service. I got a quote from another store on a very similar product and the price was nearly the same that FFL gave us, so I felt their prices were reasonable. Overall I am pleased with their service, and very happy with the product."},"url":"https://www.angi.com/companylist/us/tx/missouri-city/floors-for-living-reviews-7424011.htm"},"position":7},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"Boettcher Remodeling","address":{"@type":"PostalAddress","addressRegion":"TX","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"Ruston A."},"reviewBody":"I used Jerry on a small project in 2008 after Hurricane Ike damaged my home. I then hired him to remodel a bathroom.. Wow.. I was so impressed with the final product and the precision tile work.. Im a perfectionist and he delivered the goods at a fair price.. Not cheap... They added approximately 40 piers under my unit, about about 30 under the other three units. The entire job took about 2 weeks. Joe admitted himself that he had massively underestimated how much work it would be to repair such a large building. But, true to his word, he honored the price that he originally quoted which was very good compared to some of the larger firms around town.
I still own the townhouse and have had zero problems in the 5 years since the work was done. So I can truly say that he did what he promised. On a personal note, you will not find an easier to work with, more honest person than Joe Winter. I know he lost money on my project but that did not affect the quality of work he did, nor his professional attitude during the whole project."},"url":"https://www.angi.com/companylist/us/tx/santa-fe/aff-honesty-foundation-reviews-2690155.htm"},"position":10}]}

Everything turned out great. There were numerous changes during the construction phase and they adapted well. The waterfall is 10 feet tall and 20 feet wide at the base. It was quite an engineering feat and everyone loves it. People now want to vacation in our back yard. My wife and I were...

"When we purchased our home in 2017, there was already a crack across the top 2 segments of the driveway where that area had sunk quite a bit. Besides the cosmetic issue, we felt this subsidence was also a tripping hazard. After researching online and using Angi, I found GROUNDWORKS (formerly FSS: Foundation Support Specialists) who came out to give an estimate. Ricardo showed up on time with advanced warning of his ETA. He was thorough and left me with a color-coded bid. Some of the driveway and sidewalk leading to the front door were going to be lifted, and some parts stabilized using the foam injection method. Even though I received bids from 2 other companies, I chose GROUNDWORKS for their 5-year warranty and mid-level pricing. All companies were 4.5 stars or higher on both Google and Angi. On the job day, they arrived on time. The job was completed in about 2 hours. I am very happy with the results."

"Ty came out and after talking to me and taking some measurements, since the whole house was on a tilt from front to back, respectfully suggested that it would cost too much money to repair and that it was probably not worth it on an older home. He suggested that if we can live with it, that we should just do some cosmetic repairs. He even made some suggestions on how best to make these repairs by not just spackling, but actually replacing sections of drywall since the points were already weak. I really appreciated the honesty and feedback on how best to proceed."

FAQs for structural engineering projects in Richmond, TX
No, it’s not legal for unlicensed individuals to conduct structural calculations for buildings or building repairs. Not only do licensing requirements prevent DIYers from tackling this project, but mistakes can also be extremely dangerous and put your property and anyone inside or near it at risk of severe injury or even death. You should always hire a licensed and certified local structural engineer to make structural calculations.
Yes, all states require structural engineers to carry the proper license, with specifics determined by each state. You can use Angi’s state licensing tool to confirm that the structural engineer you’re considering holds the required licensing to tackle your job. Hiring an unlicensed structural engineer will not only cause issues with permits but it could also lead to an unsafe building. The cost of a professional, licensed, and experienced engineer is well worth the investment.
The process of hiring a structural engineer starts by finding reliable professionals in your area and comparing quotes from at least three of them. From there, you can narrow down your selection by asking some leading questions:
Do you have experience working in my specific area?
Do you have professional indemnity insurance?
What will your structural report cover?
Do you charge a flat fee for a structural report or by the hour?
How long have you been in business?
Do you have a list of customer references?
Structural engineers typically charge between $100 and $250per hour, but many jobs won’t be based on a per-hour fee. Instead, the structural engineer will offer a flat rate for the inspection and structural calculations. The flat rate for a structural engineer costs an average of around $550, but you could see prices ranging from $300 to $800, depending on the complexity of your project and how easy it is to access certain parts of your home for the inspection.
Whether you’re building a new home or building an extension on your existing property, you will likely need both a structural engineer and an architect. A structural engineer will determine what loads your foundation and framing can safely handle, and an architect will draw plans according to those structural calculations to simplify the building process. You can start by contacting a structural engineer near you, as many work alongside architects and can get all of the prep work done at once.
