Pitched Roof---Shingles are by far the best performing application for medium to steep-sloped roofs. Today they come in a wide variety of dimensional styles, sizes, designer colors and warranties ranging from 20 years to lifetime. Shingles are made of various materials each with their own characteristics. • Slate & synthetic slate • Clay & Spanish tile (concrete) • Metal (Stand & Seam) • Wood shake shingles • Composition shingles—Most Common Flat Roofs--There are several applications for low-slope to flat roof systems. Flat roofs come in a wide variety of materials, colors, adhesives, range of thickness. Each system is designed to meet a structure’s specific waterproofing needs. • Built-Up Roofing-- is multiple layers of roof felts laminated together with bitumen. Underlayment can consist of bitumen-saturated felt, coated felt, polyester felt and/or other fabrics. Surfacing can be asphalt, aggregate (gravel or slag), emulsion or a granule-surfaced cap sheet. • Modified Bitumen is a single-ply asphalt membrane. Materials, such as layers of fiberglass or polyester, are added to the asphalt to add strength to a roof system. • EPDM (Ethylene Propylene Diene Monomer) is a single-ply rubber membrane ranging from about 45 to 60mm in thickness. • TPO (Thermoplastic polyolefin roofing membrane—similar to rubber). The white membrane is attached either by fastening to the building's roof deck or fully adhered. This roof system is most commonly utilized for flat roofed commercial structures.

"Great Quality and quick."

"Hired them in 2024 They?re fairly new company Had Marcus come out and said that the fence on the north side of the property was encroaching by 2ft . When Marshal Miller completed the survey it said 1.7 ft. My neighbor had a survey done ( as we ended up having to go to court) and her survey showed a 2ft encroachment. When my attorney reached out to LoneStar about this and a statement , they declined to comment. I sent an email to both Marcus and Marshal about this and never heard back from them. These guys are cocky inexperienced lack communication skills unprofessional attitude. Do not recommend!! My neighbor complained that they trespassed onto her property without permission. They do give out free legal advice lol ? If you read the reviews his father is giving them 5 stars Merle W Miller. He owns a survey company but commercial property only. I had to have survey redone and this time I chose a more professional contractor with years of experience and professional service. "

We are a family owned, dedicated Land Survey company that strives to please our customers. We love to give back to our community & charity. We have a charity golf event every year for Scottish Rites Children's Hospital.

"They surveyed our property twice within two weeks, one was the original and the other was a revision. A corner point location between the two surveys differed by 8-9 inches. Yes, two separate measurements that differed by .7-8 feet, not 2-3 inches. Background. The property next door was sold, house demolished, and foundation framing started so we decided to get a boundary survey after seeing the house would dominate the lot and with feet of our property. We hired CMG to survey our property. After receiving the survey, we compared it with my neighbor’s survey. Along our shared property line, the corner point location differed by about 8 inches between the surveys. I contacted CMG to discuss this with my neighbor’s surveyor. CMG revised their previous survey which then aligned to my neighbor’s survey and the corner point was changed by 8 inches. I asked the supervisor at CMG how they could survey the same property twice, within two weeks, and come up with two very different locations for the NW property corner point. I considered an 8 inch difference between two measurements to be excessive and unreliable. CMG told me they used the same data as my neighbor’s surveyor for my revised survey. And that made sense. If you put in the same data and use the same method to calculate the locations, you better get the same result. He also told me that he signed the survey so it has to be trusted. I explained that he signed the original survey, which was intended to be the only survey, so it was to be trusted. The second survey was a revision of the first to resolve a conflict, and it too was signed. At that point, I decided to hire someone else to resolve the problem. I can only understand their revision as a way to avoid a legal conflict, not as a reliable survey to use for protecting your property."

"I had a deadline and called several companies before I found one that would work with me and my bank. There was a mixup in some paper work and when it was realized the owner called me and admitted their mistake and immediately set out to correct the problem, having his surveyor come out after hours and work on it until it was submitted, meeting my deadline. I was very impressed with Mr. Davis's honesty and his eagerness to set things right. You don't see a lot of companies go out of their way to fix problems much less own up to them. I would highly recommend this company and would use them again."

Land Surveying questions, answered by experts

Building a road on a slope requires careful planning and will normally require a drainage system underneath to prevent flooding and damage to the road over time. Your professional may lengthen your road to create switchbacks if the slope directly to your home is too steep, as there are regulations for maximum road slope. The drainage system will help prevent runoff from the higher side of the slope from damaging the asphalt or concrete. Keep in mind that building a road on a slope isn’t a good DIY project, as a lot can go wrong.

Permit requirements to clear land vary by municipality, so whether or not you need permits depends on where you live and what you’re removing from the land. Some building departments will require permits for any underground work or excavation, meaning grinding down tree stumps on your property would require permits. Others mandate individual permits for each tree you remove. You can contact your local building department or a land-clearing specialist near you to see if permits are necessary for your job.

A land survey includes the layout of a single property, including precise measurements and to-scale drawings of boundary lines, land improvements, and sometimes other features, like topography and drainage information. A plat map includes the layouts and boundary lines of several adjacent plots and basic structure measurements. Surveys are normally more valuable for homeowners and buyers, and plat maps are for governmental use.

Prior to excavation, you should prepare the dig site and call 311 before you sign anything.

To get your site ready for excavation, you should move anything in the area that isn’t affixed to the land. You can save money on the excavation by removing hardscaping, including walkways, decks, concrete patios, and paver patios.

Before you carry out any digging, you should call 311 to confirm that there are no utility lines running through your excavation site. Skipping this step could lead to severe injury and property damage if your excavator hits a water, sewage, or gas line.

A boundary survey measures the boundary lines of the property, only the length of each property line and their locations. A land survey includes a more in-depth measurement of the property, including the heights and depths of the terrain measured by a topographic survey. A boundary survey is typically the most cost-effective method for marking and measuring property lines.
