"Called Pinnacle to check my foundation. They set-up an appointment in less than a week with an expected time. Robby arrived on time and got right to work. In a very short period of time, he had mapped the levels of my entire foundation (house 3200 sq ft). He was thorough in his inspection and educated me on his findings. Although he found my foundation to be within a tolerance of less than a inch, he provided sound advice on how to address one side of my house. Very positive experience."

"This was a floating wood foundation, not concrete, for a shed. I had no option in the drop down for wood. James not only did great, but he is a good honest person I knew I could trust. He will improvise, adapt, and overcome to honor his commitment for excellence."

"My foundation work involved both outside and inside piers. Inside there were jackhammers, lifting with bottle jacks, welding, and concrete work. The mess was kept to a minimum. Accurate used steel piers to reach bedrock. Concrete piers would not, a real selling feature. Just finished a few days ago, but overall the house is much better."

"Ivan and his crew were very professional. The house was leveled, the doors were square again and the wall cracks were nearly completely closed. They cleaned up the site very well. The concrete patch work is OK, but not great, it could have been better. Overall, I am very satisfied."

House Leveling questions, answered by experts

The timeframe is generally a few hours, allowing for immediate use post-hydration, ensuring minimal disruption to surrounding activities.

Mudjacking restores level surfaces, prevents further damage, and is more cost-effective than a full replacement.

Mudjacking typically takes 24 to 72 hours (one to three days) to dry and cure completely before you can resume normal use. The total drying time can vary depending on the size of the project. Because the slurry mixture contains cement, it needs to harden fully to prevent the concrete slab from shifting under added weight. You should avoid walking on the concrete or placing heavy items like furniture or vehicles on the surface until it has fully set. Your concrete contractor can provide a precise timeline. As a point of comparison, if you opt for polyjacking, the polyurethane foam can dry in minutes, but it's recommended to wait about an hour before use.

Generally speaking, push piers—or steel piers—are the best option for underpinning, as they reach down to solid bedrock to find support for your foundation rather than relying on soil, which could be subject to the same issues as the soil directly below your foundation. However, the best underpinning method for your home depends on your location, how far down the bedrock is, and the type of soil in your area. Helical piers are usually the best option for sandy soil or in areas where the bedrock is too deep to use steel piers.

On average, a mudjacking repair lasts between five and 10 years, though it can sometimes last for well beyond a decade under ideal conditions. Its longevity depends heavily on several factors, including the condition of the underlying soil, environmental conditions like freeze/thaw cycles and erosion, and whether the root cause of the sinking, such as drainage issues, is resolved. Because it doesn't always fix the underlying problem of loose soil, mudjacking is often considered a temporary solution. Proper maintenance and evaluation can help extend its lifespan.
