"The job was performed exactly as expected. Part of the patio had collapsed and was sinking 8 inches below the ground level. Southern Concrete Raising was able to bring it back up to level. They also fixed other sections that were not level. Thank you Southern Concrete Raising."

"Ty came out and after talking to me and taking some measurements, since the whole house was on a tilt from front to back, respectfully suggested that it would cost too much money to repair and that it was probably not worth it on an older home. He suggested that if we can live with it, that we should just do some cosmetic repairs. He even made some suggestions on how best to make these repairs by not just spackling, but actually replacing sections of drywall since the points were already weak. I really appreciated the honesty and feedback on how best to proceed."

"Naji and his team were responsive and did a great job. Despite some rain delays, they poured the curb cut and a long sidewalk over a weekend, complete with excavation and cleanup. I would definitely use them again for any concrete work. As a small time real estate investor, I hire a lot of contractors. They are definitely top 10%!"

"Bottom line up front: if you're looking for good treatment, a fair price, and a quick response, Hercules is where you need to go. Bought a house with a pier and beam foundation. The house had been moving for years. Called the office, they schedule Allen to come out. He did a wonderful job of assessing the situation, had the team out in less than 3 weeks and the job was done in less than a month. They raised the back half of the house as much as 4 inches in some places. Completely different feel. The house feels solid now. Very happy with the work. I'd call'em again if I had to but I don't think I'll need'em for another 20 years. They get my vote."

"These guys and their team are stellar. After contacting them, they immediately scheduled a date to assess the foundation - other companies sometimes took days to return a call or schedule. They did measurements both inside and outside the home, and most importantly, asked me where the problem areas were at, and listened to my concerns and any individual aspect I'd noticed about the home that might affect the work to be done. The work estimate was moderate and thoughtful - other companies that assessed our home seemed to propose an all or nothing route to fixing, but Two Brothers took their time and didn't propose for more work than necessary. When discussing payment, I was very impressed that their main concern was that they didn't consider the job finished until they'd met all agreed upon items, and that I was happy with the quality of the work. Their price was excellent as well, and this got them the job. Jacob took the time to explain everything, and I was very happy he also showed what types of after-affects would occur to the house after foundation work. Everyone expects some changes, but he pinpointed what would change and where. He stuck to his estimate and kept his work dates, contacting me before, during and after work completion. Guillermo and his workers came and walked through what work was going to be done, and kept me informed of any changes, delays and progress. They worked very hard, and did a fantastic job at cleaning up and repairing any immediate (but expected) changes that occurred. Everyone was polite, focused, and I felt they treated my home as if they were working on their own. Foundation repair can cause a home owner all sorts of nightmares, but these guys come from a family history of doing foundation repairs in Texas (and everything that brings!) and their quality and expertise show. Good manners, great price, and a great job done - thanks!"

House Leveling FAQs, answered by experts

The timeframe is generally a few hours, allowing for immediate use post-hydration, ensuring minimal disruption to surrounding activities.

The average cost for mudjacking is around $1,200, though prices can range from $300 to $3,400. On a per-square-foot basis, you can expect to pay between $3 and $8, with an average of about $5 per square foot. The final cost depends on several factors, including the square footage of the concrete, the type of slab, its accessibility, whether it is load-bearing, and the type of material used to lift it. Generally, lifting a driveway, small patio, or sidewalk is less expensive than lifting a slab foundation or garage floor.

On average, a mudjacking repair lasts between five and 10 years, though it can sometimes last for well beyond a decade under ideal conditions. Its longevity depends heavily on several factors, including the condition of the underlying soil, environmental conditions like freeze/thaw cycles and erosion, and whether the root cause of the sinking, such as drainage issues, is resolved. Because it doesn't always fix the underlying problem of loose soil, mudjacking is often considered a temporary solution. Proper maintenance and evaluation can help extend its lifespan.

It’s best not to perform mudjacking in the winter unless the ground temperature remains above freezing. Freezing temperatures can cause the slurry to harden too quickly, compromising its strength and longevity. Concrete is also more susceptible to cracking and splitting in cold temperatures, so there’s a higher risk of damaging the slab during the drilling and lifting process in winter.

Mudjacking is usually reserved for light-duty slabs, like patios, driveways, and sidewalks. However, it can be an effective way to lift garage slabs and concrete around the perimeter of the home, which could harm your foundation if it’s not done properly. The risk of damage is why having a professional mudjacking company carry out the work is important. This type of slab or foundation repair is relatively inexpensive, especially if you consider that a DIY job requires that you pay to rent the necessary equipment.
