Received email estimate based on discussion over the phone. Never came to see structure based on having completed similar projects. Apparently misunderstood what I needed (install double French exterior doors with side lights in place of triple wide windows and put one of those windows in place of existing single door--with all attendant interior and exterior finishing except for painting). Estimate left off window and included charge for moving electrical wiring even if not an issue. I called to ask that the window be included as originally requested. Received a new estimate to install A window--NOT specifically one of the existing windows as requested. House was built in 2001 so getting a match is pretty much impossible and the new window would be in a corner about 1-1/2 feet from another window. Has to match. Requested change to wording by email and called 3 times over a week. Always spoke to staff, never with person making estimate. Last call--I was told the lady and guy were meeting in a couple of minutes and that he would be call me right after. Still waiting--NOT. I went with another company, even though that estimate was $500 more. That person showed up and knew what he was talking about. Estimate was accurate to what I requested and the electrical is listed as a contingency rather than an assumed cost without confirmation. Now waiting on the doors. Happy because I believe I will be taken care of. BTW, the company selected is on Angie's List, rating as an A company, and has great customer reviews. Installation went well. They did their usual courtesy check, and they didn't try to sell me on the recommended maintenance items. I came back a couple of weeks later because I had a nail in one of my brand new tires, and they fit me in their schedule for a tire repair. I brought my brother-in-law's 1994 Toyota 4Runner in for an oil change and tire rotation a few weeks later, but they didn't want to do the oil change because of lifter noise from the engine. The service manager said their lightweight oil could possibly make the noise worse, and didn't want to take that chance. They went ahead and rotated the tires and did a courtesy check. The only thing they recommended was an alignment, and I got out of there for $10. I've been to this shop in the past whenever we're in Brownsville (we live in St. Louis and visit family in Brownsville every summer) for oil changes and tire rotations, and never had a problem. One of the Firestone shops near where we live in STL will come up with a laundry list of highly-recommended items to fix. I used to go in there for an oil change and tire rotation, and get a recommend repair list that would total over $1000. This is not the case with the Firestone in Brownsville. Next time we're in Brownsville and need our Odyssey serviced, I'll take it here.

Assist 2 Sell charges a flat rate (based on the sales price of the home). This was around 40% of what a traditional agent would charge for a seller's fee. I was worried what I might be giving up by using a lower-priced service. The result was that we didn't give anything up. If anything, our experience was better. Jan was an experienced and professional agent who provided all the services I'm used to, just for less. We were also worried that, because Assist 2 Sell charged a flat fee, they may not be incentivized to sell our house for the best price. However, based on market data, Jan was forceful in recommending that we sell our house for a significantly higher price than we initially gauged it to be worth. We ended up listing it at a price higher than we had planned but still less than Jan recommended. Our house sold in less than a day which, to me, was validation of Jan's market analysis and recommendations. We've sold 5 homes, and this was by far the most smooth transaction. We ended up with ~25K more at closing than we expected. It's rare that you pay less than half the normal price for something and actually get better service...this was one of those rare experiences. I hope the real estate industry moves more broadly to this model. In the meantime, my advice would be to not be afraid to try this pricing structure out with an experience agent like Jan. In December of that year, he inspected another house I wanted to buy and gave it the green light. That's not to say he didn't find issues, but they are things, like the need for additional attic insulation, my husband and I can take care of. We now are in the new-to-us house and are grateful we had Chris's guidance in our home-buying decision. He definitely took advantage of my ignorance of outboards and did only those things which were most advantageous to himself. He eventually took the "new" engine back and I got a refund on the "new" engine. I still lost at least $3000 considering the repair bills and loss of the original used engine. I fist stopped by his business just to ask some questions, as I am recently retired and was thinking about getting a fishing boat that my wife and I could use. Perhaps I asked too many questions. In my opinion, he was not totally truthful about the repairs to the used motor or the "new" motor. I will not be doing business with him again.

They spent time speaking with my wife and I about our expectations and helped us with suggestions and guidance. They spent a great deal of time making measurements and taking photos of the existing site and, within a week, came back and presented detailed CAD plans and drawings. They worked with us to make modifications to accommodate our preferences and our budget. The final design was beyond our expectations and the final product was as well. Scott continued to work closely with us and the crew throughout the construction.
Upon finalization of plans, work commenced within another week. The daily crew was led by Fico who treated the project as if it were at his own home. The craftsmanship and attention to detail was extraordinary. The entire job was completed in 14 days. All work was done by hand with no heavy machinery to cause damage to the property.
The final outcome is fantastic. The stonework on the kitchen matches the original masonry perfectly. It appears that the structure was part of the original home construction. The living space and water feature appear to be truly unique and fit perfectly into our vision. We enjoy both every day.
Thanks to the team from Southern Landscape and Gardens for such a great job."},"url":"https://www.angi.com/companylist/us/tx/austin/southern-landscape-reviews-280770.htm"},"position":10}]}

"Working with Groundworks was wonderful from start to finish. It began with their sales team, Rich G, ensuring my old, quirky home had a customized and thorough solution, phased out to make the job more approachable. Rich took the time to understand my goals for the project and the nuances of my house even though that took significant time and multiple trips to my home. The installation crew (Jose N., Phil S., Diego A.) was professional, prompt and answered ALL of my questions. Their communication kept me informed every step of the way! When the job was completed, it looked like they had never been here - the yard and landscaping look untouched. I would definitely recommend Groundworks for anyone who needs to have their foundation worked on!"

Structural Engineering questions, answered by experts
The depth of any foundation style depends on your climate and how deep the frost line is, as building code requires that the footers of a foundation—which are built into a monolithic slab—sit at least a foot below the frost line. At the southern tip of Florida, for example, a monolithic slab foundation would only need to sit 12 inches under the soil at the widest parts. On some parts of the Canadian border, the frost line is 100 inches, which would mean a minimum of 112 inches, which is prohibitively deep for a monolithic slab.
While concrete walls do not need to "breathe" in the traditional sense of the word, they do require waterproofing and dehumidifying methods, particularly in basements below the water table. Concrete both contains moisture from its initial installation and can absorb water when exposed. Ensuring proper basement ventilation , installing a vapor barrier, and controlling water exposure are all important tasks.
Yes, they offer plans for repairs or reinforcements to address issues.
Costs depend on material choices, labor, and the extent of structural modifications.
You should pick steel for your new support beam for a few reasons. While steel is more expensive than other materials, such as laminated veneer lumber or glulam, it offers the following benefits:
Fire-resistant
Unaffected by pests
Longer-lasting
Stronger against water damage (when galvanized against rust)
