I came back a couple of weeks later because I had a nail in one of my brand new tires, and they fit me in their schedule for a tire repair. I brought my brother-in-law's 1994 Toyota 4Runner in for an oil change and tire rotation a few weeks later, but they didn't want to do the oil change because of lifter noise from the engine. The service manager said their lightweight oil could possibly make the noise worse, and didn't want to take that chance. They went ahead and rotated the tires and did a courtesy check. The only thing they recommended was an alignment, and I got out of there for $10. I've been to this shop in the past whenever we're in Brownsville (we live in St. Louis and visit family in Brownsville every summer) for oil changes and tire rotations, and never had a problem. One of the Firestone shops near where we live in STL will come up with a laundry list of highly-recommended items to fix. I used to go in there for an oil change and tire rotation, and get a recommend repair list that would total over $1000. This is not the case with the Firestone in Brownsville. Next time we're in Brownsville and need our Odyssey serviced, I'll take it here.

Assist 2 Sell charges a flat rate (based on the sales price of the home). This was around 40% of what a traditional agent would charge for a seller's fee. I was worried what I might be giving up by using a lower-priced service. The result was that we didn't give anything up. If anything, our experience was better. Jan was an experienced and professional agent who provided all the services I'm used to, just for less. We were also worried that, because Assist 2 Sell charged a flat fee, they may not be incentivized to sell our house for the best price. However, based on market data, Jan was forceful in recommending that we sell our house for a significantly higher price than we initially gauged it to be worth. We ended up listing it at a price higher than we had planned but still less than Jan recommended. Our house sold in less than a day which, to me, was validation of Jan's market analysis and recommendations. We've sold 5 homes, and this was by far the most smooth transaction. We ended up with ~25K more at closing than we expected. It's rare that you pay less than half the normal price for something and actually get better service...this was one of those rare experiences. I hope the real estate industry moves more broadly to this model. In the meantime, my advice would be to not be afraid to try this pricing structure out with an experience agent like Jan. Installation went pretty smooth, everything is weather tight and the sound difference is amazing. My only concerns are the extra trim put around the windows was not cut down to match the existing piece, it sticks out about 1/2 inch farther. Also, some non-structural wood rot was found while installing the windows that the installers didn't even mention and I didn't see until a close inspection after everything was in. It would be easiest to make the repairs with the windows out, but I have found a work around. This, along with the ease of installation by their crew is why I opted to install the windows myself for the second half."},"url":"https://www.angi.com/companylist/us/tx/taylor/ringer-windows-reviews-468934.htm"},"position":7}]}

"Working with Groundworks was wonderful from start to finish. It began with their sales team, Rich G, ensuring my old, quirky home had a customized and thorough solution, phased out to make the job more approachable. Rich took the time to understand my goals for the project and the nuances of my house even though that took significant time and multiple trips to my home. The installation crew (Jose N., Phil S., Diego A.) was professional, prompt and answered ALL of my questions. Their communication kept me informed every step of the way! When the job was completed, it looked like they had never been here - the yard and landscaping look untouched. I would definitely recommend Groundworks for anyone who needs to have their foundation worked on!"

FAQs for structural engineering projects in Cottonwood Shores, TX
No, it’s not legal for unlicensed individuals to conduct structural calculations for buildings or building repairs. Not only do licensing requirements prevent DIYers from tackling this project, but mistakes can also be extremely dangerous and put your property and anyone inside or near it at risk of severe injury or even death. You should always hire a licensed and certified local structural engineer to make structural calculations.
Yes, all states require structural engineers to carry the proper license, with specifics determined by each state. You can use Angi’s state licensing tool to confirm that the structural engineer you’re considering holds the required licensing to tackle your job. Hiring an unlicensed structural engineer will not only cause issues with permits but it could also lead to an unsafe building. The cost of a professional, licensed, and experienced engineer is well worth the investment.
The process of hiring a structural engineer starts by finding reliable professionals in your area and comparing quotes from at least three of them. From there, you can narrow down your selection by asking some leading questions:
Do you have experience working in my specific area?
Do you have professional indemnity insurance?
What will your structural report cover?
Do you charge a flat fee for a structural report or by the hour?
How long have you been in business?
Do you have a list of customer references?
Structural engineers typically charge between $100 and $250per hour, but many jobs won’t be based on a per-hour fee. Instead, the structural engineer will offer a flat rate for the inspection and structural calculations. The flat rate for a structural engineer costs an average of around $550, but you could see prices ranging from $300 to $800, depending on the complexity of your project and how easy it is to access certain parts of your home for the inspection.
Whether you’re building a new home or building an extension on your existing property, you will likely need both a structural engineer and an architect. A structural engineer will determine what loads your foundation and framing can safely handle, and an architect will draw plans according to those structural calculations to simplify the building process. You can start by contacting a structural engineer near you, as many work alongside architects and can get all of the prep work done at once.
