"Mike L, David L, and Elias V from the San Antonio area came down and did my foundation repair. They were very good at what they do and very professional. I would highly recommend them! Thanks again guys for all your hard work! They had to install 17 piers and made it look easy. Cleaned up and can barely tell they were here. Thanks, Steve"

"Henry was the first to call for last minute move out deep clean job request. He came prepared with everything he needed to get the job done. He didn’t overlook anything… Everything was spotless, including baseboards, window, windows, coverings, cupboards inside and out and kitchen and appliances inside and out bathrooms, thoroughly sanitized, etc.. would highly recommend. After receiving many calls afterwards, he still came in at the lowest price :)"

"We hired Smart Foundation to do some work on our house to help stabilize our foundation. They were great to work with. They were very informative and straight forward with what would be the best way to help with the problem we were having. Very easy to talk with and get a hold of if we needed to. The crew that was here working was always great and on time and would always let us know when they would be arriving. Would most definitely recommend them to anyone. I thought their prices were good and they were always honest about what things would cost. If another company was cheaper I think I still would’ve gone with Smart Foundation just because how easy and nice they were to work with."

Foundation Drain Installation questions, answered by experts

In most cases, a crawl space will not dry out on its own unless the moisture comes from an uncommon flood and isn’t expected to be a recurring issue. For most homeowners, moisture problems in the crawl space will only continue to get worse over time, so addressing the underlying problem with gutter systems or a foundation drainage system and setting up a preventative solution like a dehumidifier is necessary.

Yes, professionals ensure proper grading and drainage to prevent water pooling.

Proper drainage prevents water damage, mold growth, and foundation settling, protecting your home’s structural integrity.

Ideally, your sump pump discharge should run down a natural downhill slope 10 to 20 feet away from your home’s foundation. However, if your property is naturally flat, that might not be an option. Instead, you may be able to discharge it into a neighborhood storm drain or a nearby creek or pond. If that’s not possible, consider burying it underground.

A sump pump is one of the most common ways to get excess moisture out of your home, but it’s not the only way. If your home doesn't have a sump pump, other options to get excess water out of the basement include trash pumps, submersible pumps, service pumps, and hand-crank pumps. However, it’s worth calling a pro in to assess your situation and potentially install a sump pump for you.
