"Had them come out to install a Radon Mitigation Fan. Service was fast and the installer was extremely knowledgable. He was in an out within an hour and the radon dropped from a 4 to a 0.59! Extremely happy with the result. Price wasn't cheap by any means but definitely fixed our problem."

"We had an issue with the AC unit in our crawl which caused a mold condition. Mold spores were circulating throughout or home unbeknownst to us at the time. The condition was found after an extensive search given that our daughter experienced sever symptoms that no other family member experienced. Our daughter was diagnosed with a CIRS condition which made her more prone to mold amounts that others would not normally be sensitive to. We had 2 contractors replace our AC unit and crawl ducts followed by a full encapsulation. We then requested 4 quotes to remediate the dead spores from our 2 level home. The quotes were all over the place with one being opportunistically high given our location and daughters condition. Mold Hunter provided a fair quote and we went with their services. Job took a few weeks to schedule. The crew arrived promptly on the appointment day. The job took 3 days to complete with large scrubbers running 24/7. Air testing was performed which indicated a positive outcome. When we reintroduced our daughter to the home she felt sensitivity to the in home environment. We called the owner of Mold Hunter Mike Smith, who came to our home and spent an hour reviewing our situation to better understanding our daughters sensitivities. Mike offered to bring back a crew and add a protocol for remediation that was suggested by my daughters health provider. It was at no additional expense to us. The additional protocol was recommended after the initial remediation and only after our daughters symptoms were still present. This was above and beyond what we originally contracted the Mold Hunter to provide. Mikes crew spend another 2 days in our home operating under the medical protocol. We had the home tested 3 weeks later ( allowing for a dust build up) and have now succeeded in greatly reducing our daughters symptoms. Mike was sensitive to our very unique situation and took the time to get us to an acceptable level that 99% of average remediation customers would not require. He's an honest business man with integrity. A trait that has all but vanished, most especially in the field of remediation where medical concerns can signal margin opportunity."

"Dave was professional and detailed. He let us know all fees ahead of time. There were no surprises. His inspection was detailed and thorough. He was hesitant to go into the attic because he wasn't comfortable that he could enter the access safely. We didn't want him to endanger himself, however, he didn't offer us alternatives, such as reducing his fee so we could pay a collegue who would fit into the access. After we pursued the issue with him, asking hiim to find a solution, he decided to risk entry into the attic himself. He entered the attic and completed the inspection. Dave could not be there at the appointed time. However, he called us and let us know this in a timely manner, and got to us as quickly as possible. It turned out his delay was due to taking care of a sick child. I greatly respect a family man who puts his children first! I don't know if his prices are fair or not. My take is that the home isnpection and the radon testing were fair (I asked my realtor). However, it seemed to me that the additional charges for the detached garage and the outbuilding were high. Since we had to pay extra for these inspections, I felt the reports for these things should have arrived with the rest of the report. However, they were detailed quite a while afterwards, and we had already entered negotiations with the sellers by the time they arrived. I also didn't like having to pay an extra $25.00 courtesy of waiting for closing to pay. I've bought and sold a number of houses and have always paid these fees at closing. I've had inspectors ask for credit card information in case the house did not end up closing, but I don't recall having to pay extra. All in all, I would recommend this inspector, because he got the job done in a thorough and professional manner. The report was incredibly detailed. I feel comfortable that we know everything we need to know about the house before buying it, and his report has been an important tool in the purchase of our home. As of today, we are on track to close on the original closing date."

Radon Detection and Reduction questions, answered by experts

If your home has a sump pit, you can integrate it with a radon mitigation system. You can accomplish this by sealing the pump cover with an airtight lid that accommodates radon vent pipes and sump pump hoses. This allows the vent pipe to redirect the radon gas outside of your home.

The soil beneath your house is most likely what’s causing an increased level of radon. This is because soil holds radioactivity for a long time and it’s also what most buildings are built on. Another common source of radon is water from a source that hasn’t been through periodic radon tests, such as well water. Over time, the radon from the soil can inhabit other parts of your house like the foundation or plumbing.

The natural breakdown of uranium in soil, rock, and water can cause radon to appear in a home. The gas seeps into homes through cracks in foundations, walls, or floors, as well as through gaps around pipes or construction joints. Radon levels are influenced by soil composition, building materials, and ventilation. Poorly sealed or airtight homes can trap radon, allowing it to accumulate.

Your radon fan needs to operate 24/7 to be effective. The only time the fan isn't operating is during its replacement. Radon levels in the home can increase within hours if the fan stops working or something obstructs the stack vent. Fortunately, radon systems require no downtime maintenance between fan changes.

If high radon levels are detected, steps include sealing entry points, installing a mitigation system, and retesting the air regularly to ensure reduced levels.
