"Steven was very professional and took his time to explain what I needed to do to complete my project. He gave me a fair price and checked in with me regularly to see how the project was going. I would highly recommend him for the job. He has a great attitude and understands structural designs."

"After meeting at my home to discuss the scope of work in detail it was determined I would need a structural engineer not a design architect.  I wanted to replace a load bearing wall, I was informed on site that they could only draft plans for a span less than 13 feet.  My span was 18ft.  The next day I was informed they would process my refund without a problem since they could not do the work.  I appreciate their honesty and prompt responses.  I will definitely keep them in mind for my smaller projects."

Structural Engineering questions, answered by experts

The primary reason homes have crawl spaces is so the foundation can reach down below the frost line to avoid dangerous soil movement and structural damage when the ground freezes. They’re more popular in colder climates where the ground freezes down to a few feet, and slabs are most popular in warmer areas where there is no frost line. Crawl spaces also provide a space for utility lines to run where they’re at less of a risk of freezing.

Although the two terms are closely related and often used interchangeably, pier and beam foundations and crawl spaces are different things. A pier and beam foundation is made up of concrete piers and wooden beams and creates a space under the home known as a crawl space. There are several types of foundations that create crawl spaces, often collectively known as “crawl space foundations,” but the crawl space itself is separate from the foundation.

It depends on the bank and the extent of the issue. Some banks will lend against homes with minor foundation damage, but most won’t if the issue is structural since the home acts as collateral for the mortgage. Banks that offer renovation loans might still finance a home with structural problems. More minor issues like settling cracks and intermittent problems with humidity are unlikely to stop a bank from financing.

Through proper drainage solutions and compacting the foundation soil.

No, squeaky floors do not always mean there is structural damage. The noise is often caused by friction from issues like loose floorboards, gaps between the subfloor and joists, or loose subflooring. While many squeaks are harmless, persistent or worsening noise could indicate a more severe problem. If you notice other signs of structural damage—such as soft or sagging floors, cracks running from the wall to the ceiling, or horizontal cracks in your foundation—it's best to have a professional inspect your floor to determine the root cause.
