"Terrible experience with Gunner Roofing & Siding (Stamford CT) I engaged Gunner to install James Hardy siding & copper gutters. I’m happy to discuss with anyone that needs more info as well as provide many pictures & text strings to support what follows. Here is the short form: - House wrap: - They upsold me on Henry Blueskin house wrap and installed it wrong. - Gunner installed the house wrap below 40 degrees and it immediately started peeling away from the house sheathing. Blueskin suggests priming the sheathing when installed below 40 degrees. - Gunner did not roll the flashing on to obtain proper adhesion. It also peeled away. - Gunner did not properly overlap the corners of the house. There were gaps on all house corners from the roofline down to the foundation area. - Gunner left the wood foundation sills exposed and did not cover them with the wrap. - I mentioned these problems, Gunner would just say: “it’s fine”. - Gunner acknowledged the above and gave me a credit for the Blueskin instead of fixing the installation problems. - Window flashing tape - Window flashing tape used was incorrect and did not stick to the house wrap. I raised this and Gunner replied: “it’s fine”. I called the tape and house wrap manufacturers and they said Gunner used the wrong tape. Gunner acknowledged their error and removed all the flashing tape and replaced with the proper tape. Happy to provide details & pictures. - James Hardy siding installed with large gaps between planks - Plank-to-plank butt joint were installed with large gaps - I raised this with Gunner and they said: “it’s fine” and sent over the hardy written instructions. I verified with Hardy that these instructions dated back to 2001 and were updated. Gunner also sent over a written chatGPT note about gaps in butt joints being correct procedure. -Hardy current instructions states plank-to-plank butt joints should be installed with “moderate contact” and no gaps. - I asked for this to be fixed and Gunner charged me additional money to correct their error. They also only fixed a portion of my house. Additionally, I had to offer Gunner to withhold their own work warrantee, in order for them to fix their installation errors. - I have plenty of pictures and current James Hardy instructions noting no gaps and written correspondence from Gunner to back this up. - Other - Gunner’s president Andrew Prchl refused to take my phone calls or return my calls. At one point during a lengthy email exchange, I asked to haver a quick call and he refused. I have this in writing. - My Gunner contract states”installation in accordance with James Hardy best practices” - Gunner uses independent contractors and not full-time employees. - Copper gutters: Gunner does not have the capability to make their own gutters and uses a third party to build/cut to length. Most local gutter companies manufactured in-house and/or on site. - After 6 weeks they finally finished a 5 day job and I still have a large dumpster in my driveway and hundreds of pounds of scrap material laying around my yard. Additionally, when the material was originally delivered, they put it on my lawn which caused damage to the lawn. This was the single worst contractor experience I have ever had in 30+ years of home ownership. I am happy to discuss with anyone who needs additional information, provide plenty of pictures and written backup of the many Gunner responses (I lack thereof) that I received. I would not use Gunner’s Elite status with James Hardy as any indication other work quality. They are a pump and dump contractor who buys enough material from James Hardy to get an Elite contractor status. I plan to post this on every contractor site I can, report to the better business bureau and New York State compliant as well continue my conversations with James Hardy corporate leadership to change their requirements for designating “elite” contractor partners. FAQs for chimney repair projects in Tioga, PA

Chimney repairs can take many forms for a seemingly simple structure, and costs can vary widely. Common chimney repairs include:

  • Chimney flashing repair: $150–$500

  • Repointing mortar joints: $400–$2,500

  • Repair or replacement of flue liners: $200–$7,000

  • Patching brick or stone: $350–$3,000

  • Pouring a new concrete top: $100–$3,000

  • Repairing chimney caps: $75–$1,000

The cost to replace the chimney crown or top is about $1,550 on average. The range varies widely depending on the size of the chimney, the materials used, accessibility, and the extent of the damage. If you suspect a problem with your chimney top, call a professional masonry contractor for an inspection.

Some of the most common chimney problems include:

  • Creosote buildup

  • Chimney blockage

  • Deteriorating brickwork or stonework

  • Cracked chimney top

  • Damaged flashing

  • Flue liner damage or deterioration

  • Damaged chimney cap

If you suspect you have a chimney problem, contact a masonry contractor for an inspection.

On average, chimney repairs cost about $455. However, because of the vast range of potential repairs needed, the cost to repair a chimney ranges widely from $160 to $15,000, depending on the type and extent of repairs required.

The cost to replace a chimney is about $10,000 on average and can cost up to $15,000, depending on the size, accessibility, materials, and extent of the replacement. Sometimes tearing the chimney down to the roof line and rebuilding it is an option. But if the chimney's internal structure deteriorates badly enough, a complete demolition down to the fireplace or the foundation may be necessary.
