"It went very well. Mike and his team was there on time and knocked the work out in a couple of hours. TMC is now the only concrete contractor I'll be calling for any future work."

"Zach Bean and his team worked for an entire week, resurfacing 25 year-old concrete porches and finishing garage floors for 8 homes in our cul-de-sac. His work ethic is strong, from quote to finished job, and his ongoing communication via phone, text, and/or email was perfect. He offers professional advice and strives to ensure that he understands what the customer wants. His team did a great job afterwards as well, ensuring that debris was cleaned up and removed. I am sure that he will be asked back, once word gets around about the beautiful work that they do."

"Called Joe and he came the same day for an estimate on a liner and cleaning. Gave him the ok and he got started that night, in doing so found the blockage was because the chimney had completely collapsed. Him and his crew came back the next day and unclogged and resealed the chimney. Everything was done very timely and professional"

"This was a joint project shared with my neighbor. We are a pair of twin houses. The crew was efficient and tireless in completing the project despite not having the bet weather condition to do concrete work. We would definitely recommend them to anyone that asks."

Patios questions, answered by experts

If you’re trying to decide between a sunroom and a screened-in porch, the right choice will depend on your priorities. A screened-in porch costs only a fraction of the price of a sunroom, but in exchange, it has much more limited use. A sunroom will add more value to your home, but at a much higher up-front cost and longer construction timeline.

A Florida room doesn’t have insulation, nor is the space heated, so in most cases, the room won’t be comfortable enough to use during the winter months. A four-season room, which is like a Florida room that’s insulated, heated, and cooled, is a better option if you’re looking to enjoy your sunroom all year long.

The cost to screen in a porch depends on whether you are adding screens to an existing structure or building a new one from scratch. Adding screens to an existing porch costs about $5 to $7 per square foot, with a national average cost of around $2,800. For example, screening a 12-by-12-foot (144-square-foot) porch would likely cost between $700 and $1,000. If you are building a new screened-in porch, the cost is substantially higher. A new 12-by-12-foot screened-in porch can cost between $6,400 and $18,300, while a new 14-by-16-foot one averages around $11,000. The final price will vary based on the size of the porch, labor costs, and the materials you choose.

Yes, a screened-in porch will increase your property taxes because it has a foundation and is considered a permanent improvement to your land. The exact amount your taxes will go up depends on the value of your existing home, the value added by the screened-in porch, the size of the structure, your location, and more.

Yes, porches require foundations. The type of foundation required, however, is determined by the type and use of the porch. For example, a screened-in porch won’t require a new cement foundation. However, if you turn your porch into a sunroom or plan on making it a living space, then chances are you need a foundation that’s more permanent than piers and posts.
