Inspectioneering, LLC is a Home Inspection company serving the greater Pittsburgh and surrounding areas. All inspections are performed by a nationally Certified ASHI Inspector. Our Inspector is a graduate of the American Society of Home Inspectors School at Cincinnati State Technical Community College for Home Inspection. He has completed an apprenticeship under a licensed Structural Engineer and has years of hands-on experience in all phases of the construction field, as well as performing home inspections. Also having been Owner/proprietor of a construction company, gives our inspector an advantage over most home inspection companies as far as knowing exactly what the client expects and actual construction experience. Buying a new home is probably the biggest investment you'll ever make and it is a decision that will affect you for years to come. The process can be extremely stressful and confusing. And of course, there is always considerable risk involved when making such a large purchase decision. A professional inspection will significantly reduce your risk and help make the entire home buying process easier and less stressful. We truly enjoy assisting our clients in this process as customer service is our highest priority. Our inspection report is a computerized, reader friendly document which includes pictures taken at the property site as well as illustrations that help our clients to understand the condition of the property. In most cases, our clients are able to view the report at the end of the inspection or on the next day at the latest. We strongly encourage all of our clients to accompany us during the inspection. You should feel free to ask the inspector any questions you may have during the inspection process. The inspector will point out deficiencies within the property and explain the cause of the concern. The inspector will also highlight the positive aspects of the property. Plus, we will explain what routine maintenance is needed to keep the house in top working condition. Along with the information provided during the inspection, as well as a comprehensive report, not only will you be armed with the confidence to make an educated decision on the purchase of the property but how to maintain the systems that encompass your future property. Our inspector enjoys his profession and his thoroughness shows it. We promise you will have a pleasing experience throughout the whole home inspection process and look forward to working for you.

"I had an outstanding experience working with Rob. He was incredibly prompt, responsive, and professional throughout the entire process. The inspection was extremely thorough, giving me real peace of mind. I would and can confidently recommend Rob to my closest friends and family—he’s a thousand times over the person you want to ensure your home or the home you are thinking of purchasing is safe and sound."

"Clint is exceptional!!!! He took my old, dark, 1940's kitchen and now its absolutely beautiful. The kitchen of my dreams!!! No hidden cost at all. Same price I was quoted was the same price I paid. Clint's craftsmanship coupled with his attention to detail shows in the extraordinary end product. If you want the highest quality workmanship and a finished product that exceeds anything you could even imagine then look no further! I would highly recommend him to my family, friends, or anyone looking to remodel their house. I have already rehired him to do my basement drop ceiling and I have no doubt whatsoever I will LOVE the end product!!!!"

LICENSE #PE 034754E. ALTERNATE EMAIL- [email protected] Three Rivers Inspection and Engineering has been in business for over 30 years. If you have a structural concern with a property that you are purchasing or a property that you own, we are here to help.

"I am glad I was able to find Russ and Three Rivers Machinery. During this time of year it is not uncommon for offices of this type to be difficult to get a hold of, but I eventually got to talk to Natalie (Trick, use emails ;-) ) and Russ was able to come out that day to look at a property I am in the process of buying. Russ was knowledgeable, efficient, and just plain fun to talk to. He explained things that others had no idea about (like noting a fungus on a 100+ year old floor joist), as well as catching things that 2 appraisers, and a home inspector missed (Missing Support in basement). I would hands down recommend Russ and honestly wished he had done our home inspection too (Was done before we called them)."

After I sent my down payment and they put me on their schedule, Shannon their office manager contacted me every Friday to keep me updated that they were still coming on that date. "The crew that put piers under our house was in a rush, begining to end spending just under 3 days putting in 13 piers on a very deep foundation in clay and rock soil in poor weather; the 14th and 15th piers they were unable to install. There are also two locations where 2 days afterwards the soil had settled several feet bellow it's original level. Both the sides and the back yard were left very uneven and covered in raised excavator tread marks. On one side wires that need to be covered were left exposed and wires that need to be exposed were covered. They caused property damage to us and both neighbors on either side of us at a distance well beyond how far we were advised to remove our belongings from the site. It took a week from initial complaints to have the job inspected. It took another week to have Keystone come out to fix one of our neighbor's lawn. This second crew was not instructed in what they were there for; I had to explain it. They had to come back at a later time to do the work. Even then they did not bring grass seed as promised by the project manager and did not fully remove the dirt across our property line or fully flatten the area. My husband and I gave up and are repairing their lawn ourselves. Keystone does not seem to have a system for following up or reparations. Very little was communicated to us throughout this whole process without us initiating communications."

Structural Engineering questions, answered by experts

In Pittsburgh, small structural engineering projects like beam replacements typically take five to thirteen weeks, factoring in permit approval and inspection schedules. Foundation repair or larger renovations may require twelve to twenty-eight weeks, while extensive historic restoration or hillside stabilization can extend timelines to thirty to sixty-eight weeks. Seasonal weather, especially harsh winters, and historic district reviews often add extra time to project completion.

Helpful?

Pittsburgh’s steep hillsides and clay soils require specialized drainage and foundation repair solutions. Many neighborhoods fall within historic districts, which means additional design approvals may be needed. Seasonal weather, especially freeze-thaw cycles in winter and heavy spring rains, can impact scheduling. Narrow streets and dense utility networks may complicate equipment access, so early planning for these local challenges is essential for a smooth project.

Helpful?

In Pittsburgh, you’ll find several contractor types for structural engineering projects, including licensed structural engineers for design and analysis, general contractors with experience in foundation repair, masonry and concrete specialists for brick or stone homes, steel fabrication experts for industrial structures, and historic restoration professionals familiar with local preservation codes. Choosing a contractor with experience in Pittsburgh’s unique soils and historic architecture is crucial for project success.

Helpful?

Completing structural engineering projects in Pittsburgh immediately improves your home’s safety, stability, and compliance with current building codes. Over time, you’ll benefit from increased property value, enhanced resistance to harsh weather, and improved energy efficiency. Upgrades like foundation repair or historic restoration also help preserve Pittsburgh’s unique architectural character and reduce the risk of future structural problems, making your home more attractive to future buyers.

Helpful?

In Pittsburgh, homeowners often overlook strict historic restoration guidelines, especially in older neighborhoods, and underestimate how clay-rich soil and steep slopes can impact foundation repair. Attempting DIY evaluations of load-bearing walls is risky, as is neglecting to secure required permits or schedule timely inspections. Planning for winter weather delays and accounting for narrow street access are also essential to avoid costly setbacks.
