"As first time home owner, it is tough finding service people who are reliable and trustworthy and who aren’t looking to just patch the problem. AJ did everything he could, short of coming to assess the problem in person (because of Covid), to address the issue I was having with water in the back of my house. He is very responsive and very knowledgeable! I walked him through the problem over facetime and afterwards he gave me a clear assessment of what exactly was happening (in a way I could understand) and instructions as to what to do to fix it. It ended up being a problem that had to be addressed by a roofer, but I wouldn’t know that without AJ. I definitely recommend AJ if you need a knowledgable and reliable home water expert! Thank you for your excellent service!"

"Their salesperson, Todd Van D*** was very honest and knowledgeable. He did a very thorough exam of our foundation and gave us an honest answer as to the best way to proceed and alternatives to that primary option. He patiently listened to all our questions and worked with us to come to the best solution for our situation. Looking forward to the work being done and having the peace of mind to know it's completed well. Thank you, Todd! To do the work we had Mike T., Brady W., and Chris S. They all three were very polite and professional. Mike explained everything they were doing and answered all of my questions. They worked really hard installing supports and sistering joists as well as putting down a vapor barrier. Mike stayed in the house and made sure things were going back to level while Chris and Brady made adjustments underneath the house. they cleaned up when they were done, and they cleaned up their workspace so well that you couldn't tell they were even there. We also have peace of mind knowing that we have a service plan with them so that if something goes wrong, AFS will be there for us. Definitely check AFS out for all of your foundation needs. I'm glad we did!!"

"I had a small but complicated, hard to access, and structurally essential repair job on a 60-year-old concrete deck attached to my 280-year-old Pennsylvania limestone farmhouse. I contacted several masons listed for my area on Home Advisor, and included Mr. Grady as a long shot -- I read about his expertise with historical structures and wished I had access to such an expert craftsman, but I didn't think he'd be interested in my teeny job and assumed I wouldn't be able to afford him anyway. He was the first one to return my call and to look at the job, and I thought his price was fair. I believe now it was way more than fair, considering the time he spent. He did extensive research, going over a structural engineer's report I had done previously on the deck and even examining the original architectural drawings and materials invoices from 1959. He showed up at least three times to complete the repair in stages, and has been back a half a dozen times since then to check the job -- and my location is not exactly in his neighborhood. He accepted only enough payment in advance to pay for lodging for himself and his assistant when they stayed nearby one night in order to be there early the next morning. He gave and continues to give free advice about preserving my stone house and patio. If you prod him a little, he might even share some of his personal philosophy, earned over a lifetime of work that is clearly more of an art form than a job to him. Overall, I'd say you can hire one of many competent contractors and get an adequate job, or you can hire Mr. Grady and get superior work by someone who cares about your property as much as you do."

House Leveling questions, answered by experts

Most states and municipalities don’t require concrete mudjacking companies to carry a specific license, but they usually need to have a general contractor’s license, and they should be fully insured. The only exception is if the mudjacking company provides foundation repairs as well, or if it offers mudjacking for home foundations. In that case, they will typically need a foundation repair contractor’s license. You can check state requirements and then use Angi’s license lookup tool to confirm that a company is properly licensed to provide mudjacking services in your area.

The method involves lifting settled concrete using pressurized cement slurry via drilled holes. This solves uneven surfaces and prevents further settling.

A slurry of cement, sand, and water is injected beneath the concrete to lift and stabilize it.

Common issues with concrete that may require professional repair or resurfacing include cracks, spalling, uneven surfaces, and weather damage.

Trenching and boring are two distinct methods for installing underground utilities. Trenching involves digging a channel using equipment like an excavator, trencher, backhoe, or shovel. While it is a simpler process, it causes significant disruption to the surface, landscaping, and surrounding ecosystems.

Boring, also known as directional boring, is a less invasive alternative that uses a drill to create a tunnel for utility lines without disturbing the surface. This method is more precise and is ideal for installations that need to go underneath buildings, roads, or bodies of water. Although boring is less disruptive, it is generally more expensive than trenching.
