"New Deck Project-We recently moved into the area and did not have local relationships with any contractors. We identified SA Royalty from Angies list. The day I connected with SA Royalty they returned my call and then were onsite to LISTEN to our thoughts. Aaron made great suggestions on the details to take the deck to the next level (drink rail, column wraps, etc). Like any project there were bumps along the way, but both Aaron and Shannen were right on the issues and resolved them immediately. The project finished this week, I sent over some punch list items and the SA Royalty team was her that next day. The experience with Aaron and Shannon was great. About 1/2 way through the project we hired them to add a bedroom, bath , and office on the second floor. YOU CAN NOT GO WRONG w SA Royalty. Everyone on the team is customer focused!"

"I bought a house in 2021 that had significant water damage leaking through the walls onto the concrete floor in the basement. After researching multiple companies around the area, I reached out to Basement Gurus. Ashley, Boni, Josh, and owner of the company Dan Kelly, all went above and beyond to make sure that there would be no more water damage. They installed a French drain, vapor barriers, and more. The owner Dan Kelly personally came out to make sure that the work got done correctly. This company is the best around, you won't be disappointed."

"I casted a huge net and got quotes from a lot of companies. AFS sent Eric out to give me a estimate. With in minutes I knew this guy was smarter than the average bear. Some other companies were only there 5 min. This guy clearly had some sort of engineering back ground. The work order he drew up was exactly what I need done no more no less. The total was about a thousand cheaper than every one else. Then came the work crew. You talk about fast and efficient. These guys had everything laid out, unloaded and started digging with in minutes. The Forman went over the game plan and what to expect. 3 hrs later they were done, my house was back perfect, you couldn’t even tell than had been there. AFS Exceeded my expectations from the top to bottom. I wouldn’t let anyone else touch my house but them."

"Jimmy & the crew from Buxmont Contractors truly made our basement renovation dreams come to life! From beginning to end, they ensured that everything we wanted with this space was perfect. His crew was polite, clean, and professional. They were very knowledgeable and creative with problem solving when it came to some preexisting issues in our basement including installing access panels to our main water controls as well as fixing the steps into the basement which were previously not level with the wall. We were overall very satisfied with the outcome and would recommend this company for your home renovation and remodeling needs!"

"This was a very involved plaster repair and remediation job, in a very old house. Grady is the only person (or company) who was willing to take on the job and drive all the way from Pennsylvania to our home in Northern Virginia. There are very few people who do this kind of work anymore (we really searched) and he is an expert in his field. We needed to work around his schedule, because he is in demand in the tri-state area, so it took awhile to schedule the work to begin... but it was worth it."

House Leveling questions, answered by experts

Polyjacking and mudjacking can both be effective solutions for sinking concrete, but they have key differences. Polyjacking, which uses expanding polyurethane foam, is often considered a better option because the foam is significantly lighter than the cementitious material used for mudjacking. This reduced weight puts less pressure on the underlying soil and lowers the risk of future sinking. Polyjacking is suitable for any sinking concrete slab, while mudjacking is typically only recommended for non-structural concrete, such as sidewalks, patios, pool decks, and driveways. The primary drawback of polyjacking is its cost, which can be up to four times higher than mudjacking—as much as $25 per square foot compared to a maximum of about $6 per square foot for mudjacking.

Address drainage issues, avoid heavy loads, and seal cracks to prevent future settling.

A good slump height really depends on the project, but there is a use for nearly all slump levels. For example, low slumps are best in projects that require structure, such as curbs and roads. High slumps often require additional reinforcement, but they flow more freely into hard-to-reach spaces.

Charges correlate with surface size, settlement depth, and access, often yielding significant savings over concrete replacement.

Trenching and boring are two distinct methods for installing underground utilities. Trenching involves digging a channel using equipment like an excavator, trencher, backhoe, or shovel. While it is a simpler process, it causes significant disruption to the surface, landscaping, and surrounding ecosystems.

Boring, also known as directional boring, is a less invasive alternative that uses a drill to create a tunnel for utility lines without disturbing the surface. This method is more precise and is ideal for installations that need to go underneath buildings, roads, or bodies of water. Although boring is less disruptive, it is generally more expensive than trenching.
