"The two gentlemen arrived quite punctually and were very thorough. The furnace chimney did not require sweeping, nor did my fireplace, but they were able to take a look at the fireplace and advised me not to use it until it had been properly outfitted (it's an older fireplace, so this was not a surprise!) Instead of just completing the basic inspection and leaving, they also examined my dryer vent and took a look at my ductwork to see if it needed cleaning - and upon seeing I have some rather difficult to work with ducts, recommended another company because they felt they'd do the better job! Great to work with, punctual, honest folks, and fairly priced. What more can you ask from service people?"

There are two main issues with metal roofs: the up-front cost and how noisy they can be when it rains. Metal roofs cost close to twice as much as asphalt roofs per square foot, and although you also get more than double the lifespan and more value from them, the initial cost is higher. Metal roofs can also create noise in your living space when it rains, so some homeowners install acoustic panels or insulation under them to reduce noisiness.

A metal roof will last for an average of around 50 years—usually between 40 and 75 years—which is about double the lifespan of an asphalt roof—between 15 and 30 years or 25 years on average. Installing a metal roof is usually more expensive than an asphalt roof, with an average cost of $11,400 compared to the $9,200 for an asphalt roof. However, given that a metal roof costs about 20% more and lasts twice as long, it’s typically well worth the investment and should save you money in the long run.

In the right conditions, a steel roof can easily last 50 years or more. However, your environment and maintenance play a large role in the lifespan of a steel roof. For example, if you live under a large tree that frequently drops limbs, your roof will last much less time. Metal roofs near the sea degrade faster as well due to salt in the air.

Metal roofs can rust, but steel is a material that holds up well to environmental factors, especially if it’s painted or galvanized. One of the main determining factors regarding rust is the environment the roof is in. Harsher environments with a lot of salt in the air will rust much more quickly than a steel or metal roof in a dry climate. Zinc-coated steel, called galvanized steel, is excellent at preventing rust from forming.

In the metal versus shingle roof debate, aluminum roofing has several advantages. However, aluminum roofing costs more than typical asphalt roofing, so up-front cost is a major downside. Aluminum is also somewhat susceptible to denting, and repairs can be more costly than for other roof types because your roofer will need to replace large panels rather than individual shingles.
