"I researched 4 companies to fully encapsulate a crawlspace damaged by flooding and rats. I also did a lot of research into possibly doing it myself so i knew what to look for. John's was the most expensive, but they were all in the same general ballpark. I was put off by some of the competitors marking insulation as "extra" and not including in their initial estimate. Insulation is required! John's costs a bit more but you get more too: John's insulated the entire floor with wrapped foam pads, dug a drain trench around the entire perimeter, jacked up every concrete pier to slide vapor barrier underneath the posts, and used proper mechanical fasteners on all of the wall insulation boards. Every nook and cranny was sealed with spray foam. The workers were amazing. They did not cut any corners. They nipped and tucked every tight little spot and never complained or made excuses. They built a plastic clean-tunnel every day and took it down down every afternoon. They did not leave behind trash. My crawlspace is clean enough to literally eat off the floor now. I would recommend John's if you want your job done correctly."
Trim around fireplace was removed and mold found along the base
Fiberglass was drooping away from the home, removing its insulation value
Fiberglass Insulation was falling down in clumps from water weight
This window had been upgraded and given trim to give a clean and finished look
Re removed the below-grade sections of the wall and waterproofed with ThermalDry Radiant vapor barrier and installed a drain system around the interior perimeter

"After interviewing 8 contractors, Dorson Jackson was the obvious choice for our major project/home remodel, touching on every room in the house. From the very start, Dorson has been responsive & communicative, something rare and incredibly appreciated. He's not just a contractor, he's a businessman and understands the entirety of taking on a huge project for us. He dedicated an extraordinary amount of time for his bidding process, breaking the house down into zones, and then listing every single change, plus parts and labor fees for the changes, in every zone. Every other contractor gave us a one or two page bid with very few details. Dorson's proposal was a detailed 17 page document. He is EXTREMELY organized and we were super impressed with the effort he put into bidding the project. We have since hired Dorson Construction and he and his team have begun demolition. He also sent photos to us of every room in the house after demolition so we could see what he had done, what issues were found that he had prepared for as possibilities in his bid, and comments on each photo explaining what he saw after demo. Because we are not living locally, having someone we can trust with our home from far away is of the utmost importance. Dorson recently brought his son on board and we have been equally impressed with his follow up and thoroughness. In addition, Dorson has gone out of his way to help us with our permitting process, which is not part of his job and was only necessary due to failure of a third party. I can't wait to see the beauty and function he creates for us in our home to be! (Review will be updated upon project completion.) Thank you Dorson!"

"Overall the job was performed well, and our house is now back to about as good as it can get.  Ramjack calls what they do "practical recovery", and this is what I experienced.  It is not exactly level everywhere, but it is within a 1/4 to 1/2 inch or so everywhere, and it will not be rising and falling with the seasons, as it had earlier.
I moved into my house a little over a year ago.  The expansive clay soil underneath my home was unfortunately eroded due to some poor gutter downspout placement by the initial and previous owners, running the water from nearly half the roof area straight into the ground next to the foundation (not even attempting to guide the drain away from the concrete foundation, but just clipping off the downspout as it entered the dirt next to the foundation).  Sixty years of that had taken it's toll, and the foundation had settled in two areas by about 2 inches.  This 2 inch deviation was over a distance of only about 6 ft in some areas, and put strain and cracks in our wall and ceilings, and caused our doors to go out of alignment regularly.  I was tired of readjusting the bathroom and bedroom doors so they would close.
Ramjack has some excellent crews, and my crew was led by Freddy, who was just awesome in every way.  Freddy communicated everything clearly, was genuinely interested in performing the best foundation repair possible, and made sure I understood and agreed with every step along the way.  They used very stiff channel iron to stabilize the foundation walls and prevent more cracking (I already had multiple cracks in the foundation).  They clearly explained how that would work with the final lift to prevent further cracking of the foundation during the lift.  Freddy and his crew were really courteous, friendly, and industrious throughout the time they were here.  I would ask for Freddy's crew to perform your job, but I think all Ramjack's crews are pretty good.  The final lift with Ramjack's owner (Ken Marquardt) supervising was performed well.  It was a bit of an anxious time for me, but it turned out well, and I am quite satisfied with the final result.
I had a bid from the major competition to Ramjack also, but after seeing the foundation repair work the competitor performed for my niece, I was leery of their performance, and went with Ramjack instead.  I am happy with that decision.  The helical piers are, in  my opinion, the way to go for the majority of foundation lifts.  The push pier system that the competitor used for my niece's house resulted in multiple new cracks in their foundation.  I would highly recommend Ramjack and their helical piers.

"I was very impressed with Sentri Homes - their customer service was excellent. They sent a subcontractor to install some vinyl laminate in my bathroom and he ended up getting glue all over the carpet in our bedroom. The sub ended up ghosting both me and Sentri, leaving me stuck with a ruined carpet. Sentri stuck with me for over a month to get the carpet replaced with the identical original and to get the vinyl job 100% completed. The carpet was a Home Depot exclusive and Sentri handled everything with them. I will be using Sentri for a much bigger renovation I have coming up soon, because I know that they will make sure everything gets done right no matter what problems come up. The vinyl looks great too."

"I contacted Foundations First NorthWest and a couple of other contractors when an inspection revealed some foundation settling and crawl space damage. I chose Foundations First to make the repairs because they included more work, and at a lower price, than their competitors. I can't say enough about how professional everyone at Foundations First NorthWest was, from the first meeting with the sales rep to the constant communication with office staff throughout the project. Every step was completed without a hitch -- getting permits, engineering, the repair work and county inspections. The work crews worked quickly and efficiently on both the installation of stabilizing foundation piers, and also on the crawl space repairs. And they left the work areas in a very clean condition. I highly recommend Foundations First!"

House Leveling questions, answered by experts

Trenching and boring are two distinct methods for installing underground utilities. Trenching involves digging a channel using equipment like an excavator, trencher, backhoe, or shovel. While it is a simpler process, it causes significant disruption to the surface, landscaping, and surrounding ecosystems.

Boring, also known as directional boring, is a less invasive alternative that uses a drill to create a tunnel for utility lines without disturbing the surface. This method is more precise and is ideal for installations that need to go underneath buildings, roads, or bodies of water. Although boring is less disruptive, it is generally more expensive than trenching.

Polyjacking can be a permanent solution to sunken concrete if you also address the underlying issue—like poor drainage—at the same time. The polyurethane material itself can last as long as or even outlast the concrete you’re lifting it with. Your sunken concrete issue will likely return if you don’t couple polyjacking with proper drainage to prevent future soil movement and sinking.

Concrete leveling is not typically covered by insurance. In some cases where the shifting concrete is caused by a natural disaster or storm, you may be able to file an insurance claim if your policy specifically covers those circumstances. In most cases, though, you’ll pay out-of-pocket for concrete leveling.

Most houses are expected to settle over time, but foundation sinking of more than a few inches or uneven sinking of more than an inch for every 20 feet is cause for concern. Any significant or uneven sinking should be assessed by a professional to determine the cause and perform any necessary repairs.

It restores concrete, prevents replacement cost disruptions, reduces trip hazards, and provides stability at a lower cost.
