"All utilities were located prior to work. Permits were taken care of and completed. Sanitary facilities for the crew were placed and removed promptly and placed so they were not a problem. The crew was courteous and prompt and did the work in a professional manner. They even did a little bit of extra sealing of the sites of foundation cracks in the affected area and pointed out a couple of things I was unaware of in the crawl space of my house that needed my attention. When the work was complete the clean-up was exceptional.

Small jobs welcome

"Arthur Silva and his son did a great job on my sidewalk, steps to lower level of yard, and supports for new pergola. They were on time, worked hard, and finished the jobs with obvious experience and quality. I would recommend them to others and hire them again myself."

"Hire Ybarra Professional Builders Inc. NOW and ask for David and Jacob. Their whole team and vendors are exceptional at what they do. You will definitely be satisfied and they are AMAZING!!! Their work is outstanding and their level of commitment is commendable. The sub contractors and contractors they use are outstanding too. David is the strategic, financial behind the scenes person you will work with. You will know when, what to do and how much it all costs. He will try to get you the most reasonable price point for your project and he has no hidden agenda like other contractors I met. Then Jacob is the hands on, builder person you share your vision of what you want, then he will make it happen. He will say, â letâ s pick out the materials, color, and model and do it.â Both are extremely passionate about the projects they work on and handle it all so well. Their character is beyond my belief: honest, intelligent, helpful, caring, kind, supportive, and always available. Finally, they communicate exceptionally well, and lessen the stress from it all. They send updates with videos, calls, and/or meet with you every step of the way. I cannot say enough great things about David and Jacob and so will you. House Leveling questions, answered by experts

Generally speaking, push piers—or steel piers—are the best option for underpinning, as they reach down to solid bedrock to find support for your foundation rather than relying on soil, which could be subject to the same issues as the soil directly below your foundation. However, the best underpinning method for your home depends on your location, how far down the bedrock is, and the type of soil in your area. Helical piers are usually the best option for sandy soil or in areas where the bedrock is too deep to use steel piers.

There is no real alternative to underpinning, although mudjacking and polyjacking are other repair methods that can add support from underneath your foundation. Rather than placing supportive piers under your structure, these involve pumping a material under your slab to lift a sunken section back into its original position. Polyjacking, in particular, is sometimes a suitable solution for stabilization issues under slab foundations, but underpinning is often accepted as the best and most permanent solution.

Mudjacking is usually reserved for light-duty slabs, like patios, driveways, and sidewalks. However, it can be an effective way to lift garage slabs and concrete around the perimeter of the home, which could harm your foundation if it’s not done properly. The risk of damage is why having a professional mudjacking company carry out the work is important. This type of slab or foundation repair is relatively inexpensive, especially if you consider that a DIY job requires that you pay to rent the necessary equipment.

Polyjacking and mudjacking can both be effective solutions for sinking concrete, but they have key differences. Polyjacking, which uses expanding polyurethane foam, is often considered a better option because the foam is significantly lighter than the cementitious material used for mudjacking. This reduced weight puts less pressure on the underlying soil and lowers the risk of future sinking. Polyjacking is suitable for any sinking concrete slab, while mudjacking is typically only recommended for non-structural concrete, such as sidewalks, patios, pool decks, and driveways. The primary drawback of polyjacking is its cost, which can be up to four times higher than mudjacking—as much as $25 per square foot compared to a maximum of about $6 per square foot for mudjacking.

Mudjacking typically takes 24 to 72 hours (one to three days) to dry and cure completely before you can resume normal use. The total drying time can vary depending on the size of the project. Because the slurry mixture contains cement, it needs to harden fully to prevent the concrete slab from shifting under added weight. You should avoid walking on the concrete or placing heavy items like furniture or vehicles on the surface until it has fully set. Your concrete contractor can provide a precise timeline. As a point of comparison, if you opt for polyjacking, the polyurethane foam can dry in minutes, but it's recommended to wait about an hour before use.
