Unfortunately, he missed a couple of major issues. The basement wall has a diagonal crack through it, which was not mentioned in the report. When I contacted him to ask him about it, he sent an extremely brief reply, saying it wasn't a problem and could be fixed but not necessary. I replied to clarify, asking if he had noticed it or not during the inspection. He dodged the question, only saying it was mentioned in the report, but it wasn't. There was only a very generic disclaimer saying that hairline cracks that don't affect the structural integrity wouldn't be mentioned. This crack is 1/4"+, definitely not a hairline crack. The first reaction of one contractor who saw it was "WHOA!" I certainly would have liked it mentioned. Additionally, there is a subterranean termite infestation which he apparently missed. It appears they are gaining access through the unmentioned foundation crack. We are now looking at having to tear out all the finished basement walls, repair/seal the foundation, and spend thousands on a whole-house poisonous termite treatment right as we're expecting a baby. I understand it's impossible to have a 100% accurate home inspection, and Tom seems like a great guy, but the purpose of hiring a home inspector is to make an informed buying decision, and in this case, I don't feel I was equipped with all the necessary information to do that. We chose Nathan out of several home inspectors in Klamath Falls after doing some on-line research and checking with people we knew around Klamath Falls. His licenses were up-to-date (not true of all the home inspectors in Klamath Falls), and his insurance coverage was among the highest. We were a little concerned about the one other review on Angie's list, but it was several years old, and it did not make much sense. We heard good things about Nathan from several people around town. Nathan was willing to come out on fairly short notice, close to the holidays. He was on-time, and I felt his inspection was very thorough. When I showed up at the property to go over his inspection, he took all the time needed to go over everything he'd seen, walking through each room, and to answer all the questions I had. We have owned a couple of older homes and have done extensive maintenance and remodeling on them in the past, so I had a lot of questions. He explained any technical issues I wasn't familiar with (aluminum electrical wiring, heat pumps, water heater venting and gas fireplaces). I especially appreciated his ability and willingness to put his findings into context, emphasizing those things he thought were more significant/concerning. He also came back at a later date, after some recent snow had melted, to inspect the roof more thoroughly. It was his inspection that caught a couple of serious issues (roof, venting of the hot water heater, aluminum electrical wiring, and faulty gas line installation in the gas fireplaces) with the home we were considering purchasing. As a result, we were able to successfully negotiate a reduction in the price of the home. Ultimately, the inspection probably saved us $500, because we decided not to proceed with a home loan application and appraisal fee, due to the state of the roof and the unlikely prospects of a bank appraiser allowing a loan. When I had to correct him on a question of the payment at the end of the inspection, he took my word for it, and called the realtor to resolve it. I felt he listened carefully to my questions, had the expertise and took the time to answer them. He delivered his written report promptly (within the next day or two), and was available for any further questions we had.

I did contact Fort Collins Heating & Cooling and they called me back that day. We set up an appointment for yesterday. Ken Pokora came out. He was simply awesome. One interesting thing he found, that no one else in 7 years ever noticed is that the wiring within my thermostat was cross-wired. He corrected that. He did find a bad capacitor and replaced it. ($74 vs. $130 quote from Swan's). However, after changing the capacitor, he tested the blower and said it was fine. Since the coils are within the actual heat duct, above the furnace, you can't see if they are clogged. However, he did test the air coming out of the furnace and was able to determine by his test that the coils are NOT clogged. He also spent a fair amount of time educating me about my furnace and my humidifier and how the whole system operates. So, while they charge a $43 trip charge, my total bill was $184. That was basically $65 for the diagnostic work, $43 for the trip charge, and $74 for the capacitor. A price I was more than willing to pay! I recommend this company 100%! And, guess what? No more $49 "furnace inspections" for this family.....
