STEVE CARLSON HOME INSPECTION

As a single, first time home buyer with a demanding full time job the home buying process was frustrating and challenging. The first home I put an offer on was in my target neighborhood and near the top of my budget. Ken Chandler did the inspection and worked it out so I wouldn't have to miss a large chunk of time from work; I was able to meet him after he did the inspection and do a full walk through with him. He pointed everything out to me- the good and the bad. Thanks to his thorough inspection- the report was more than 100 pages- I decided to pass on the house and keep looking. I am very happy I made the decision not to move forward on the sale as a week later I found a wonderful home, below budget, in a lovely neighborhood. Ken came out and did another inspection, just as thorough as the first only this time the report was much shorter and almost all good. Thanks to Ken and Carlson Chandler inspections I went into this house purchase a lot less nervous and I know his positive findings were what helped me through the tedious finance process.
I highly recommend Carlson Chandler home inspection- I used them twice in one month and would use them again in a heartbeat.

Steve was professional and on time. Did most of the regular things. He found that our attic was damp and suggested an antic fan to be put in (or reroute bathroom vent, which will be more expensive). The attic gets damp because of the vent from the bathroom that ends in attic. He gave full report and gave many maintanence suggestions. We have had the house for 3 summers now!

What we wished we knew about the house:
1) tthe fact that the gutters were not build correctly and needed to be fully redone to work.
2) the kitchen cabinets were installed without a back, we can reach into the cabinets from the back!

When I arrived to the home, Steve struck me as a very prepared inspector. He had arrived prior to our meeting time and had done some pre-work on items that I would not be able to shadow him on. He was very thorough in explaining to me the process of how he inspects houses, then we walked through the house as he inspected various items. As he came across items of concern, he would not only explain what the problem was, but also give options for solving the problem, including what the consequences might be if the problem was left unaddressed.
His PDF report was very well done with photos that captured what the issues were.

Steve did an excellent job. He thoroughly inspected all aspects of the home (plumbing, heating/cooling, electrical, roof, structural, insect damage, attic/crawlspace) and identified potential issues with the home that would not have been identified without his help. We used his pdf report with numerous color photos of problem areas to re-negotiate a fair price for the home. We were present during most of the four-hour inspection. Steve willingly answered our questions regarding potential problems we saw, pointed out other potential problems we had not noticed, and also pointed out the positive features that made it clear this older home was well built and worth the extra funds we would spend making repairs and updating outdated features. Before buying any home, especially an older one, we highly recommend calling Steve to perform the home inspection. The inspection fee was reasonable and was money well spent for the most important and expensive investment of our lives, our home.

Steve was 30 minutes early. He talked and explained everything that he was inspecting. Steve took photos and emailed the report the next day.

I was pleased with the process and the outcome. The inspection was thorough. I received an extensive PDF version of the report by the next morning. The report included photographs and explanations throughout. The report also included many links which took the reader to additional information on the web. Bottom line: Mr. Carlson did a very professional job and I would recommend him to anyone. In the top portion of this report it asks for a score (A-F) for many aspects of the service. I scored the price as a "B" only because every buyer would probably like to pay less for a product. I believe the price was fair and his knowledge and expertise was well worth the cost.
