After multiple broken promises to show up, we finally called him and expressed how important it was that he make good on his word and get this work done before winter, as we were holding off on other work while waiting on him. First, he told us that if we wanted to find someone else to do the work, that was okay. After we told him, "No, we want you to do the work because it will be next to timpssible to find someone else to do it this time of the year on short notice." He finally showed up in November (4 months late). The work that he did was done well and, overall, we were pleased with the results. However, he did not do the work that he billed us for (16' of trench drain when, actually, he installed (2) 4" drains) and at the same time, he did some work that he did not bill us for (new concrete step and approach). His invoice matched his quote exactly however, I'm not sure how we came out cost-wise overall.

We had a few concerns in dealing with him early on. My parents are in their 80s and sometimes get confused. While I repeatedly asked Mike to call me when there were questions, he would call my parents instead. There were a few things that didn't seem right but we chalked those up to miscommunication (for example, I thought that he'd said that he'd put on new gutters all the way around the house but he said it was just the backside so they paid him extra to do the rest of the house).
The real problems started this winter. Spots started appearing on their ceilings inside. The ice built up on their front porch (the new gutter didn't seem to be draining properly) and their part of their front porch started to cave in. I called Mike and he said he'd come and look at it about three weeks ago. I explained that I (or someone else from our family) wanted to be there to help my parents and we set a day and time. He showed up before our arranged time and was gone before my brother-in-law and I arrived. He'd told my parents that he'd take care of it but didn't leave anything in writing and they couldn't remember details of what he said that he'd do.
We had a couple of pretty disappointing phone conversations with him in the next couple of weeks. He accused us of "babysitting" him because we asked to be there with my parents when he checked things out and talked to them. Last weekend, we went into the attic ourselves and were startled to find that large sections of the plywood sheets were damp and there had clearly been significant leakage. A section of the roof has also started to buckle.
Mike came back today and told my brother in law that he would come back and "caulk" but that was all he was willing to do. He claimed he'd been pressured to do the job on the cheap and not replace the sheeting under the roof, even though the contract clearly states that he would replace the plywood sheeting "as needed" and he never indicated more needed to be done. Clearly, his "guarantee" isn't going to be worth anything. I wouldn't recommend him to anyone and will talk with our lawyer to see if there is any legal recourse.
Too bad, my parents thought he was a really nice guy.

The home I wanted to buy had sat vacant for 2 ½ years!! She checked EVERYTHING in this big house, and I do mean everything! I was surprised at how many ?little things? I hadn?t thought of that I should have, I thought of the big ticket things, but the little items can add up to big money too. She also pointed out where the previous owners had tried to ?fix? things over a period of time that will cause me problems. Her detailed report and list of items that I presented to the real estate office and owners was fantastic, three major items were repaired prior to me purchasing the home. A wall on the upper patio that was loose, bathroom sinks that were draining too slowly and ONE big ticket item was the furnace;Janni suggested that I call in a Heating and A/C to confirm her diagnosis.Which I did immediately, my furnace man said the furnace needed to be replaced although the owners said it had been serviced every year and was fine. However the owners called their furnace man out and their furnace man agreed with mine, and I was given a complete credit for a brand new Trane Furnace at closing. I decided to call their furnace man to install the new furnace because he was less expensive only to be informed he told the back then to replace the furnace because the heat exchangers were gone! If Janna wouldn?t have noticed someone trying to make their own repairs on this furnace I might have died in this house with my pets. Way to go Janni you have my vote!!

My house is technically not in the area that they usually cover, but the man I spoke with on the phone told me that they would be out that way so it would not be a problem. This was very appreciated. He gave me a time frame of 12:00 - 1:30 pm. Two men showed up a little after noon (they called first, just as promised) and got right to work. The only reason that they received a B on professionalism was because they did not wear protective booties over their shoes. This is just a minor detail in the grand scheme of things since I have mostly all wood floors so cleanup was easy, but it would have been nice. A short time later, they told me that they had unclogged the sink and handed me the bill. Overall, I am very happy with the work that was done and we will definitely be calling them for our future plumbing issues. He arrived and we looked at everything and explained problems I saw. He proceeded to get his tools and went right to work. He cleaned all gutters and washed them and checked how they were draining. He then checked all downspouts and cleaned as needed.

Toledo Basement Repair is proud to be a locally owned and operated business that has been serving the community since 1999. As long as there have been basements, there's been basement water problems. Water will find it's way into any basement through cracks in the walls or flooring, through wall and flooring joints, through open vents and through ill-fitting doors and windows. Concrete is a porous material and water will seep through it as water vapor, making basements and crawl spaces a constant source of humidity and dampness. Chronic basement leakage can be a serious problem that can destroy furnishings and appliances, decrease property value, and can cause Black Mold that can have devastating effects on your family's health. Does your basement have leaks when it rains? Call Toledo Basement Repair for expert dry basement solutions. Not in Toledo? "John replaced the house sewer line due to tree root intrusion and adressed a recent city main sewer line backup.
The scope of work included digging, old sewer line replacement, installing a back flow check valve to prevent future city sewerage backup and refill and level the dirt back to grade.
John was very careful and considerate of the landscape during the work with minimal disturbance to the area.
He was very efficient and professional from the project scope, quote, schedule and project completion.

FAQs for french drain service projects in Curtice, OH
Landscapers typically charge $25 to $50 per person per hour, which equals around $50 to $100 per hour for a two-person crew. These rates can vary depending on your location, the size of staff needed for the job, and overall job type. For example, a larger crew will be needed for structural additions and hardscaping versus planting flowers.
When it comes to landscapers, licensing laws vary. Landscaping architects are required to be licensed in all 50 states, whereas traditional landscaping contractors are not typically required to hold a certification. You’ll likely be working with a landscaping contractor for most residential projects. If you are redesigning your whole yard or adding in hardscape features, you will work with a landscaping architect at some point during the project. Be sure to check our state licensing tool to review the local landscaper guidelines.
As you browse our pro listings, take note of the “Angi Approved” badge. Angi Approved businesses meet our standards for certification which include:
The owner, principal, or relevant manager passed a criminal background check
Required to have applicable state and local licenses
Maintain an average star rating of 3.0 or better on our network, if they have at least one review
Paying to advertise their services
Meeting any other eligibility criteria required by Angi
Keep in mind licensing is different from certifications. A license is a legal requirement to operate a business, while certifications are voluntary.
The cost to install a drain pipe is $600 on average, but the total can range between $150 and $2,000. Some cost factors that influence your project price include the type of drain, the area’s accessibility, the proximity of existing drain lines, and whether you’re installing a new drain or replacing an old one. Replacing the p-trap or s-trap under a single fixture will usually cost around $150, while replacing a main drain pipe can cost well over $2,000.
Yes, most states require plumbers to be licensed, and for good reason. Hiring an unlicensed plumber could lead to poor quality work, costly future expenses, and potential code violations.

We highly recommend leaving the work of replacing drain pipes to a professional plumber. Drain pipes are a key part of your plumbing system, and making mistakes during the installation or even using the wrong size pipes for your specific fixture can lead to an elevated risk of leaks and clogs. Additionally, drain pipes prevent harmful sewer gas from entering your home, so hiring a professional plumber is essential to keeping the risk of leaks and clogs low and avoid reducing your indoor air quality.
