Janni's Homtec

Janni did an amazing job on our home inspection! She was punctual and very professional. Her work was incredibly thorough and she pointed out things that would need to be fixed. The report she gave us was very detailed and also had pictures and an explanation of why she was documenting it. By getting the home inspection done we knew what shape the house was in and what was important to fix. I would recommend HOMTEC to anyone needing a home inspection or pest inspection.

Initially, I thought Janni was great. She kept us mostly in the loop as to what she was doing and why, and what she found. However, when she went outside to smoke in the street and looked at the roof through binoculars without ever climbing up there (it is a very shallow-sloped, simple gabled roof and not at all difficult to access or walk on), my instincts told me it was strange. I knew nothing about home inspection, and I still thought it was odd that she was "inspecting" my roof through binoculars. I found out much later, due to heavy precipitation in the colder months, that a section of roof beneath the shingles that were "inspected" on the back of the house was literal mush. It cannot be walked on. In fact, the entire perimeter of the roof was bad. HOMTEC did not find this because Janni did not thoroughly inspect the roof, and quite frankly, I find it incredibly lazy to use binoculars. Furthermore, during a dispute through the BBB, HOMTEC *falsely* claimed that the inspection report states things such as "the roof is at term" and we should "budget for replacement". Neither of these things are actually in the report, and this was an outright lie. The report states that the roof is nearing term and will need replacing "before 5 years", not "within a year". There is no mention whatsoever of budgeting for a new roof because it's "at term". I will, without a doubt, never hire Janni's HOMTEC again. The job done was incomplete, unprofessional, and lazy. Don't ever settle for an inspector that doesn't do the job right, as I have learned the hard way. HOMTEC was incredibly rude and condescending during the BBB dispute, which even further destroyed their credibility with me.

Janni came out and performed a whole home inspection for a new home I was looking at buying.  She was very, very helpful in explaining what she was looking for and finding.  There were some issues I was aware of (old roof and furnace), but she was also pointed out some subtle things that I had completely missed.  For minor things she offered some simple recommendations on fixes as well.
Overall, she was timely, detail oriented, and obviously competent.  I did end up purchasing the home and Janni's inspection was very helpful in creating a punch-out list of things to fix.  I highly recommend her.

Great job! On time and attentive to my concerns. Noticed everything!

  Janni performed the Inspection.   She checked every nook and cranny in that house including attics over main house and garage.   She crawled into each crawl space and inspected everything.   Finishing outside inspecting roof, siding, foundation, and drainage.

  While following her she pointed out several issues that would be easily overlooked including some items that weren't up to code that I would have never thought to be an issue.   I followed up and looked up some of her findings using other sources to educate myself and sure enough she was dead on.

 She was extremely knowledgeable and professional.   That evening I was able to print out a highly detailed report including photos and even videos (on active internet report)   If you are buying a house, I highly recommend Homtec.

Janni was great. She was extremely thorough and provided us with the perfect feedback to help us decide on purchasing out home. She is really easy to get along with, and the best part is she gets you the full report by midnight!

i never would have guessed a home inspection could be fun! while working intently Janni took time to explain what she was looking for and what she was finding. she put issues in perspective to the condition of the home and invited my input for conclusions on what she was discovering. we had many laughs, as she is a very personable lady, and the time flew by. even with possessing all the knowledge and skills that she obviously does, her tone was never condescending to this rookie first time single woman home buyer. the inspection saved me from many hidden - but very serious - issues that ultimately resulted in me pulling my offer for what would have turned out to be a money pit (if you want a review for a realtor NOT to trust, let me know.) i am convinced a different inspector would not have been as thorough or open to my concerns as she was and i may have been stuck with years' worth of headaches and lost funds. as a result of Janni's inspection i did some public records research; turns out the bulk of major items had been installed/updated without permits- 18-40 years ago - when i had been told they were all "new" or "newer"  i am thankful beyond words for the excellent work of this very talented lady.

She did a home inspection walk-through on two properties that I was potentially going to buy and save me a fortune!! she found out that the property  had been burnt out and not worth purchasing. She save me $10,000!!! She provided and quality service that was unmatched. I live in New York so it was hard for me to find out this information without her. If you really need a home inspection I would highly recommend using her. she's really responsive and awesome to work with.

Janni arrived as agreed and was very thorough! The home I wanted to buy had sat vacant for 2 ½ years!! She checked EVERYTHING in this big house, and I do mean everything! I was surprised at how many ?little things? I hadn?t
thought of that I should have, I thought of the big ticket things, but the little items can add up to big money too. She also pointed out where the previous owners had tried to ?fix? things over a period of time that will cause
me problems. Her detailed report and list of items that I presented to the real estate office and owners was fantastic, three major items were repaired prior to me purchasing the home. A wall on the upper patio that was loose, bathroom
sinks that were draining too slowly and ONE big ticket item was the furnace;Janni suggested that I call in a Heating and A/C to confirm her diagnosis.Which I did immediately, my furnace man said the furnace needed to be replaced
although the owners said it had been serviced every year and was fine. However the owners called their furnace man out and their furnace man agreed with mine, and I was given a complete credit for a brand new Trane Furnace at closing. I
decided to call their furnace man to install the new furnace because he was less expensive only to be informed he told the back then to replace the furnace because the heat exchangers were gone! If Janna wouldn?t have noticed someone
trying to make their own repairs on this furnace I might have died in this house with my pets. Way to go Janni you have my vote!!

Janni arrived early and led me through the house in pointing out many of the issues that she felt I should see directly, but when I received the report and images later that evening I found that she had documented much more than she could tell me in the 3 hour time frame that she spent going through the home from top to bottom.  I don't know how she did it all while still answering my questions, but needless to say I was very impressed with her knowledge, attention to detail and experience.  She's also very professional and was a pleasure to work with.  I would highly recommend her, and I will definitely hire her again future if I ever need a home inspection.

Janni?s is such a delight, very, very knowledgeable, very smart, super friendly and very straight forward.
She checks every single outlet, cabinet, water leaks...I mean she is all over every single inch of the home, there is no rock un-turned, I can't say enough about her...LOVE her and her work! She did an amazing job, gave us some really good advice too.
The first time we had our inspection scheduled, the listing agent didn?t have the power turned on in the vacant property like he said he would, Janni was very nice and understanding. She contacted the listing agent,
was on top of the situation, great communication!

Janni showed up on time and ready to work.  She was cheerful, professional and clearly knew her stuff.  She went through every nook and cranny with us and was always prepared to answer any questions we had.  If she didn't know - as she'll tell you herself - she isn't afraid to admit it and she'll take the time to find the right answer.  It was rare, however, that she didn't know the answer.
I would recommend her services without hesitation.  We used a different provider in the area for an earlier potential purchase and we were less than satisfied.  Janni was a very pleasant change.

It went extremely well and timely!  We were glad that Janni could do a pest inspection at the same time, so not have to inconvenience the seller for another date,  as she is licensed in this field as well.  She answered all the many questions we had, except for an after the fact e-mail to her about a water issue, and am not sure if she got it or not?

I must say Janni Juhasz is a true professional in her field of Home Inspections. She walked me through every point in the house that I was interested in buying and showed me what I needed to know to enable me to make an informed decision about whether to go forward with the purchase or turn and run. She adds no fluff to the questions I asked. She inspects the house as if she was going to live there and for me and my family that was very reassuring.
She took her time to the tune of 4.5 hours and the finish product, the actual inspection, is something I will be referencing as I improve the home that I brought.

Janni performed a number of home inspections for me as I was considering purchasing a portfolio of currently occupied SFR properties in Toledo, OH.

The overall experience with Janni was great - she was responsive, keeping in regular contact with me  via email and cellphone.  I had called a few other home inspectors in the area and was not overly impressed with their professionalism/telephone manners.  She also had to deal with a property manager who was less than co-operative re: access / contact with tenants etc. 

The various home inspection reports were uploaded to her website the same day that the home inspections were completed. She is very thorough and spotted many "interesting" things about some of the properties.  The deal for these properties looked like a good deal at first, however, after reviewing Janni's home inspection reports, I decided to reduce my offer greatly.  Janni has saved me a lot of $ and headaches dealing with issues with these homes.

I can't recommend her enough - I will be using her to perform further home inspections in the Toledo area going forward!

Excellent to work with.  Arrived early, inspection took about 3 hours. She starts in one corner of the house and works around clockwise.  Then she did the outside of the house, noting anything that needed fixed.  Last she did the basement and crawl space along with the HVAC system.

Janni was very professional, very thorough down to checking every last wall outlet for power, the inside of the fire place, the wood siding on the house from top to bottom and that all the appliances (included in the house) worked properly.  She explained what she was doing, why, and how things worked in the house.  She'd make a great investigator!

My one disappointment was that she had no way to check how well the AC worked because it was a cold day and there were things she couldn't check like the alarm system.  Other than that I was very pleased.
 I would highly recommend her, especially for a woman house-buyer!

Homtec (Janni) showed up on time and explained in detail what she was looking for and why. She was happy to answer all of my questions. I felt at ease with her because she was very professional while possessing a great sense of humor. She was so thorough with her inspection that I ended up not purchasing the first house that I was interested in because of all of the problems she found. I hired her again to inspect the currant house that I'm purchasing and luckily, this inspection came out much better. Her reports are detailed and informative. The woman doesn't miss a thing. Janni can handle the job. I also hired Homtec to run a termite inspection. It was great being able to have both inspections preformed at the same time by the same company. The house inspection cost $255 and the termite inspection cost $80. The price is determined by house size. I highly recommend Homtec to anyone interested in purchasing a house. It was well worth my money and peace of mind.
