In many industries, networking is a common practice, a means to an end. But in title insurance, it tends to be overlooked and underutilized. It’s more than showing up and shaking hands; it’s about being proactive, creating an environment to allow for one-on-one, long term connections. If you have an existing relationship with a title company, it goes without saying that you are most likely getting decent service. At this point, we ask our potential clients – what does your title company do for you? Introductions should accomplish more than a handshake and being acquainted with just anyone; instead introductions should put you in front of key players that will have an immediate, direct impact on your business. Ranked in the top 50 out of 100 real estate companies in the country by the Inc. 5000 list, as well as the #1 Fastest Growing Title Company in New York State, 1st Equity has fine-tuned this technique by introducing Real Estate brokers to home buyers, attorneys to bankers and vice versa. Proactive in their approach, creating an environment to allow for one-on-one, long term connections, 1st Equity puts their clients in front of key players that will have an immediate, direct impact for their business. 1st Equity hosts professional networking events, spotlights their clients at various functions, mixers, and happy hours, and acts as the “matchmaker” and networking partner in the Real Estate industry. 1st Equity’s charitable arm, PinkTie.org, has been voted the Best Networking Group for 2015. 1st Equity Title & Closing Services has a strategic partnership with one of the country's top sports memorabilia companies and is also affiliated with a myriad of professional networks and media outlets, including (but not limited to): Women’s Council of Realtors, Asian Real Estate Association of America, Steiner Sports, ESPN, CBS Radio, The Real Deal, NYREJ, Women’s Bar Association, and MLS. 1st Equity develops and elevates their client's marketing strategies, through a 360 degree media campaign, including: e-blasts, promotional materials, websites, social media, and placement in various press outlets. In addition, they offer incentives for realtors which include a comprehensive package of promotional tools to help them expedite their selling process.

"Fantastic! I had a property survey and property stakeout conducted at my home residence earlier this month. The crew that conducted my survey and stakeout were very professional, courteous and thorough. They took the time to explain everything to me in detail in what they were doing and the results of their survey on my property. Based on my pleasant experience, I would highly recommend the firm and use them again if need be."

Lawn care, masonry, blacktop. Additional address: 573 Sunrise Highway, W. Babylon, NY 11704

"We got our quote from James on March 31st and choose our pavers at the showroom on April 1st. He promised to have the work completed by Memorial Day. Even told us to set up a nice party. What a joke this company is. We called and texted many times. So many no shows when he made appointments with us. The shipment of pavers sat in front of our house from June 28th until August 05th. On August 4th after yet ANOTHER no show he very rudely answers the phone and tells me he can’t deal with me and he’d stop by the next day. I told him that wouldn’t work for us and I expressed that I felt he was very unprofessional for the way he’s handled business with us. Not one time did he call us with an update. Not a single time did he reach out. After I expressed that I was unhappy with how unprofessional he was he asked me in a very rude way if I wanted him to just get his bricks and go. I couldn’t believe it. After waiting since March that’s how he chose to handle the situation because he was unhappy with my criticism. I told him that it was fine and he should just get his bricks off my property ASAP. By the silence on the other end of the phone I could tell that he didn’t expect for me to call his bluff. What a terrible businessman. Things happen for a reason and even though we waited so long, I’m glad we ended up firing him. We found a wonderful contractor and our yard will be done very soon! Do yourself a favor a stay away from this company."

FAQs for land surveying projects in New York, NY

Land surveying can help give clear guidance on your property boundaries for numerous situations. And in some cases, having your land surveyed is a requirement. Some common reasons to have your land surveyed include:

  • Planning for construction projects, like building a fence

  • Locating utilities, such as plumbing fixtures

  • Settling property line disputes

  • Creating subdivisions

  • Meeting mortgage requirements

  • Selling your property

Land surveying costs about $530 for the average homeowner. However, your total cost could range anywhere from $200 to $1,000 or more. Factors like the size of your property play a significant role in what you pay, but other things like the survey type and the time of year can also impact the final cost.

For example, if you’re looking for a simple boundary survey, you can expect to pay between $100 and $600. However, if you want a more in-depth survey that depicts the elevations of your hills and trees, you can expect to pay between $500 and $1,200 for a topographic survey.

A few different types of land surveys can help determine certain features and boundaries of your property. These include:

  • Boundary surveys describe the actual borders of a property. These are generally required when trying to get construction permits issued.

  • Location surveys provide much of the same information as a boundary survey but also include in-depth information about any improvements made to your property.

  • Mortgage location surveys are usually required by lenders and title companies before financing or offering an insurance policy.

  • Site-planning surveys are done before applying for building permits and can be issued before any major home improvements.

  • Topographic surveys provide a formal map of land elevations. It can also describe the location and size of natural features and any land improvements.

Land survey reports provide a lot of helpful information about your property and land. The exact information provided depends on the type of survey you have done, but common information that they can provide includes:

  • Location of utility fixtures

  • Clear boundaries and dimensions of your property

  • General topography

  • Land elevation information

  • Confirmation of easements or encroachments

Land surveys don’t technically expire. They do serve as a point of reference and a snapshot of your property, though, so as soon as you make changes to your property (and even if your neighbor makes certain changes to theirs), your existing land survey becomes inaccurate, and a new one must be done. Even if you don’t make any changes to your property, many states only guarantee the accuracy of a land survey for five to ten years.
