"From the outset, we were impressed by Starkie Brothers' professionalism. First of all, a live person actually answered their business phone and, on the spot, set up an appointment for a consultation and estimate. The woman we spoke with was polite, warm and competent. John Starkie came out to our house several days later, listened to our wish list, surveyed the area and wrote up a detailed estimate. Mr. Starkie is a personable fellow but more importantly, he is a straight shooter. We liked him from the beginning and our instincts were proven to be correct. He wrote up our estimate on a Friday, by the following Tuesday our project was complete. He organized and coordinated everything: the scheduling of the cement mixer and the power washer to interface with his own technicians and move the project along most efficiently. It was a pleasure working with Starkie Brothers. We've already recommended them to several of our neighbors who've complimented the work we had done and we fully intend to employ their services in the future."

"My wife and I are both very pleased with the work that Carl Bongiorno & Sons, Inc did to make our pool patio look amazing. They responded quickly when we had questions and took the time to explain all the details of the scheduled work. Carl Bongiorno & Sons take great pride in the quality of their work. Overall, I would recommend them to anyone that asks about our patio."

"They installed a patio in my backyard with Cambridge pavers which turned out absolutely beautiful. The design and pattern is just outstanding. They also put a belgium block border on both sides of my driveway on a 35 degree angle which added the final touch to the Cambridge paver driveway that Classical pavers did a few years ago. The crew that did this project and my driveway are very professional and polite. I have recommended Classical Pavers to many family and friends. The owner is very honest and a pleasure to deal with from start to finish. They are the best around without a doubt."

"I used Luigi Cotumaccio Masonry Contracting to do concrete and stone construction on the front and sidewalk of my home. He is professional and honest and is a man of his words with a keen eye for perfection and quality work. He made suggestions to our original plans that came out better than we expected. In the future will not hesitate to use his service again and suggest him to others. He has a great team."

I called for a price and he was here within 3 hours and everything from there went very smooth! Sal was helpful all the way through. His crew and himself worked very hard and my job was done in 3 days and it looks beautiful!! In less than a week I have 2 new patio areas after my initial call. "I'd say that 95% went well, the remaining 5% was not up to expectation. That 5% wouldn't stop me from recommending them, but I think they need to tighten that up with me and anyone else that hires them. The sales call went well, but turns out it could have been handled a little better. One thing that I was pleasantly surprised with was the honesty. We were hoping to have these in for a specific event, the salesman told me up front that he would not promise the installation by that date, even if it cost him the sale. I appreciated that. I also appreciated the advice. We originally called regarding retractable awnings, but based on the distance they could extend and the sun angle at the time of day we'd want to use the awnings, we wouldn't get effective shade coverage and it would have been a waste of money. The only disappointment was after the fact in that there were some options we would have taken advantage of, such as zippered, removable sides and such that would have been easier and cheaper to add in during the manufacturing process than after the fact when the awnings are already installed. They came quickly, did a great job with the framing, then we waited for the fabric to be manufactured, which they only start after the framing is installed so they have exact measurements. Unfortunately they were not able to get the awnings up for our event, but we knew that was possible, so I take nothing away from them for this. I was told they tried, but these were large awnings, and it was very clearly a long shot when we signed on. They came and installed the awnings. They look great. That's where the last 5% comes into play, though. I was discussing some of the details, and the installers mentioned they could add in zippers to give us a better view of the patio from the deck, and had some other ideas. I was also told this was brought up among themselves during the framing installation, but nobody spoke to us about these details. We don't know what's possible, and they had some good ideas we would like to have ben told of. I expressed that disappointment, especially because if we add those options now, they are more difficult onsite and more expensive to install. Had we known, or at least been given the choice, we would have appreciated that very much. The fabric installers were understanding and said they would ask someone from the office to call to discuss. We still haven't gotten that call. I can call them, and most likely will, but they set an expectation for the call after knowing I was a little disappointed. I would have liked them to follow through. So the short story is, the awnings look great, they could have handled the sales/options process better, and we didn't get the follow-up after the installation as promised."

Patios questions, answered by experts

Yes, a screened-in porch will increase your property taxes because it has a foundation and is considered a permanent improvement to your land. The exact amount your taxes will go up depends on the value of your existing home, the value added by the screened-in porch, the size of the structure, your location, and more.

Yes, porches require foundations. The type of foundation required, however, is determined by the type and use of the porch. For example, a screened-in porch won’t require a new cement foundation. However, if you turn your porch into a sunroom or plan on making it a living space, then chances are you need a foundation that’s more permanent than piers and posts.

A covered deck can be a good investment that increases your home value—especially if you live in a hot region with a lot of sun. A covering over the deck means you can get more use out of it, even on the hottest summer days. With a permanent deck covering, you can even add ceiling fans to help cool down your deck for added comfort.

If you want to hire a professional to build a screened-in porch, a local sunroom or porch contractor is your best bet. If you can't find a local sunroom builder, another option is to consider hiring a general contractor to perform the work.

If you're handy, you may consider building the porch yourself. Before you do so, make sure you understand the local permit requirements and building codes so that you don't have any problems with the safety or structure of the porch.

A sunroom may count toward your home's total square footage or living space if it meets certain conditions, which can vary by local regulations. Generally, for a sunroom to be included, it must be fully enclosed, properly insulated, and equipped with electrical access and a heating and cooling (HVAC) system, similar to a four-season room. It should also meet the same construction standards as the rest of the house. Three-season sunrooms that function more like enclosed porches typically do not count toward the total square footage and are considered exterior living space.
