We are a minority owned small business started in Arizona in 1970. Our family and therefore our business moved to Las Cruces in 1977. While we concentrate on personal service to our residential customers, we are available for commercial and industrial work also. We pride ourselves on prompt, courteous, and efficient service in all endeavours. We offer emergency 24 hour services for our customers with issues requiring immediate attention. While we usually ask for payment upon completion of the job, we can be flexible under some conditions. On larger jobs, we operate on a draw vs. % of completion system. On most larger residential jobs, we bill for 65% on completion of the rough stage and balance on completion of trim stage (100% completion of job). Villa Electric also offers a senior citizen discount. Please inform us when you call that you saw us on Angie's List. Everything we do carries a minimum of a one year warranty, longer in some cases.

Home Inspection questions, answered by experts

Unfortunately, asbestos is not easily identified and can often be hidden in plain sight in your home. While it can look like fluffy fibers, tiny pieces can also appear in materials like plastic or cement, making it impossible to identify on your own properly.

Plus, since asbestos is so dangerous when disturbed, you should never root around to try and find it. This job is best for a professional who can test for the material properly.

No, a standard home inspection includes the basics and does not offer lead paint testing. Professional lead paint inspectors need specific licenses to perform these inspections, which not all home inspectors have. If you suspect lead paint in the home you are about to purchase, you will need to pay separately to have that done. If the findings come back positive, you may be able to negotiate with the buyer to cover the cost of the removal.

Having a garage installed certainly adds to the value of your home. The consideration is not whether it adds value, but for many, they want to know if adding a garage yields a return on their investment or ROI. While garages can add anywhere from 5% to 20% of the total value of your property, that doesn’t mean that they return 5% to 20% of the money invested in building them. Most homeowners build garages for a purpose but know that you can recover your investment when you sell or refinance.

While it’s not mandatory unless you’re purchasing a home, it is important to schedule regular home electrical inspections for safety and to maintain your house’s value. Inspections can reduce fire risk and can help save money on insurance premiums. They can also catch problems before they start, saving money on repairs down the line.

Wood-burning fireplaces typically make homeowners insurance more expensive, simply because they increase the risk for a fire in your home. Gas and electric inserts are less likely to bring up your insurance rates, but you should always speak with your agent to understand how installing any type of fireplace will affect your premiums.
