In his inspection he pointed out generic problems with little or no detail.  There were serious electrical problems he neglected to identify.  He also spent about 30 minutes on the roof and said that it had one area which needed some decking repair, some nails that were coming through, but otherwise it was in "Good Shape" for the age of the roof and probably had 10 years left on it. (a 20 year roof).   
We were able to get the seller to put $15000 in escrow for repairs (which is all Jay Morrison said was needed).  When we had 4 roofers come out to estimate repairs, they all said there is no way they will repair the roof.  They all insisted on a total replacement of the roof at a cost of between $12000 and $15000.  The problem is that the seller is pointing to the inspection report and saying there could not be that much damage because the inspector should have caught it.
I was not available to accompany the inspector when he did the inspection, so had to rely on his inspection report.
I contacted Jay who was willing to come out and review his findings with me.  He was also willing to bring a roofer he felt could provide an impartial assessment of the roof and possibly do the repairs.
His roofer even agreed that Jay had not done an adequate job inspecting the roof.
Jay's reasoning was that customers will not use him if he is too critical of a property.  It would put him out of business.
I said, "You work for me.  I paid you.  I expect you to protect me and my investment.  You did not do that."  He had no response.
