I finally called to get my original plans back. He lives in Santa Fe and works often in Albuquerque. I drove to Albuquerque and met him in the parking lot of UPS, about 35 miles from my home.and he gave me several computer generated drawings with only open rack shelves where i have cabinets with doors and open rack shelves for entire closet- no room for hanging clothes. switched toilet and bidet so that door would be blocked by toilet. Some foundation repairs are permanent, like underpinning and exterior drainage systems like the French drain. These fixes address the underlying problems—insufficient support from the soil and hydrostatic pressure on your foundation walls, respectively—so they can last for many decades, making them “lifetime fixes.” There are other solutions to address these issues that will last for up to a decade, making them temporary. These include slabjacking to raise concrete slabs back into place and dampproofing to reduce the water in the soil that interacts with the concrete foundation.
While a contractor is on-site repairing your concrete steps, you can have them inspect other concrete surfaces for minor damage. They may be able to fix cracks in your driveway or garage floor during the same visit. You can also ask them to check your home's foundation for minor issues they can address. However, general concrete repair experts typically cannot handle larger jobs, like leveling a sunken foundation. For major structural projects, you will need to hire a structural engineer.
Generally, foundation cracks and repair are not covered by standard homeowners insurance policies. This type of damage is often considered normal wear and tear or a result of poor maintenance, which is the homeowner's responsibility. For example, damage caused by settling, shifting soil, or drainage issues is typically excluded.
However, there are exceptions. Coverage may apply if the foundation damage is a direct result of a covered peril, such as a house fire, a burst pipe, vandalism, or a vehicle accident. Coverage for natural disasters like earthquakes and floods often requires a separate, specific policy or add-on.
You have different options depending on the scale of repair needed. If you are repairing minor cracks that are between ¼ inch to 1.5 inch wide and less than half an inch deep, a self-leveling polyurethane sealant would be your best choice. Polyurethane sealants dry to the touch within one to two hours. Since they come in a tube applier, you also have the option to complete the repair without emptying out your garage.
Not all cracks in brick indicate foundation problems. For instance, small hairline cracks can occur as a new construction settles. However, larger cracks are often a sign of a more severe issue. Indicators of a potential foundation problem include long horizontal cracks, "stair-step" cracks, vertical cracks that appear indoors, or any crack that widens at the top. Other signs of structural damage to look for are uneven floors and doors or windows that stick. These issues could be caused by problems with the soil beneath the home or an overgrown tree.
