"I got great service from Erickson. Nate Erickson was very responsive and spent a lot of time with us answering all of our questions. Although we did not decide to go with Erickson for our work, I would highly recommend them for their knowledge and customer service."

"Sam was a pleasure to work with. He was friendly, prompt, and courteous. He even remembered that, if at all possible, to squeeze me in so that I would be able to complete a new garage door installation. Very much appreciated!!!"

"Stavros and his team were excellent professionals. They scheduled an inspection of a crack in a concrete retaining wall, evaluated my foundation, and were able to schedule the repair within the same week! I appreciated that they both kept me well informed of the process, took pictures of their work, and gave me recommendations for a longer term solution. They were very respectful of my property (I noticed they were even careful not to track dirt into my house and flattened the earth where they had to dig to make the repair). They were also very prompt, worked hard, and made sure that everything was a great experience."

"Overall we are very happy with the workmanship that was preform. In the past we have had our driveway resealed and both times it required two coats. Not this time, it required only one coat, you can tell after a few days of it setting up if it's going to need additional coating. My neighbor inquired as to who sealcoated the driveway I think he was kind of impressed himself he wanted the phone number so I gave him the phone number I haven't checked back with him yet to see if he called but he might be getting his done. We will definitely recall when we need it sealcoated again."

Concrete Leveling questions, answered by experts

Polyjacking and mudjacking can both be effective solutions for sinking concrete, but they have key differences. Polyjacking, which uses expanding polyurethane foam, is often considered a better option because the foam is significantly lighter than the cementitious material used for mudjacking. This reduced weight puts less pressure on the underlying soil and lowers the risk of future sinking. Polyjacking is suitable for any sinking concrete slab, while mudjacking is typically only recommended for non-structural concrete, such as sidewalks, patios, pool decks, and driveways. The primary drawback of polyjacking is its cost, which can be up to four times higher than mudjacking—as much as $25 per square foot compared to a maximum of about $6 per square foot for mudjacking.

Concrete leveling can last anywhere from five to 10 years or more, and in some cases, it can be a permanent solution. The longevity depends on the method used and whether the underlying cause of the sinking is addressed. For example, mudjacking typically lasts five to 10 years, while polyjacking can last for 20 years or more. It's best to consult a professional for an accurate timeline based on your specific situation and any factors that could cause the issue to recur.

Mudjacking typically takes 24 to 72 hours (one to three days) to dry and cure completely before you can resume normal use. The exact time can vary depending on the size of the project. Because the slurry mixture contains cement, it must fully harden to ensure that added weight from walking, furniture, or vehicles won't shift the concrete slab. A professional contractor can advise you on when the surface is safe to use. For comparison, if you use polyjacking instead, the polyurethane foam can dry in just a few minutes, but it's best to wait about an hour before use.

Most houses are expected to settle over time, but foundation sinking of more than a few inches or uneven sinking of more than an inch for every 20 feet is cause for concern. Any significant or uneven sinking should be assessed by a professional to determine the cause and perform any necessary repairs.

Pros often use mudjacking or polyurethane foam injection to level a sunken concrete patio. Both methods lift the slab by filling voids beneath it. After properly compacting the soil beneath it to prevent future settling, the concrete may need to be removed and re-poured for severe sinking.
