"My certified inspector MatthewCote out of the Belgrade, MT office found i have a natural spring comming up in my crawlspace. I knew I had water streaming all over crawlspace and my husband believed it was due to watering lawn of the hill our house sits on. Matt was great to work with, he was totally professional. He explained my situation and showed me in photos and map of my basement what this ssprincause, how it had eroded and damage caused. It has been going on for quite a few years, of which I noticed escalation of water even though I decreased watering on above lawn. I wish I had researched this sooner. But MATT assured me it's not too late. He was clear and concise as to what I needed done to resolve and eliminate further damage by installing 2 sump pumps, installing trenches & piping to drain all areas of water, draining ouside of house past septic and leach field, add a humidifier and encapsulation of crawlspace. The standard copper wire gauge to use with any 30-amp circuit is a 10-gauge wire. The National Electric Code specifies a 10-gauge wire with appliances like water heaters running on 30 amps. If you try to use a smaller gauge wire, such as a 12 gauge, with a 30-amp breaker, you run the risk of the wire overheating and melting or causing a fire. Because of the safety hazards, the gauge of the wire is not an area to try to cut costs when connecting a 30-amp breaker to a water heater.

The good news is that most home warranty plans cover hot water heaters, regardless of whether you have a tank or a tankless model. Your hot water heater should be covered by your home warranty because it's considered an essential home appliance.

It usually takes a professional water heater installer between two and three hours to remove an existing water heater and install a new tank heater. However, it could take four to five hours if they have to work in a small utility closet or another tight area, like a crawl space. Tankless water heaters have a more complicated installation process, so they will take a bit longer. Additionally, a gas water heater requires a connection to a gas line, and that alone can add about an hour to the installation timeline compared to installing an electric water heater.

Tankless water heaters heat water as it passes through the unit instead of storing heated water in the tank. Their ability to produce hot water on an as-needed basis makes them more efficient. However, they are generally more expensive than traditional units. Is a tankless water heater worth it? Most homeowners will save money with a tankless unit in the long run by using less energy.

We recommend you turn off the unit, the power, and the water supply as soon as you notice a leak. Your water heater tank should have a dedicated shut-off valve located on the cold inlet pipes. If the valve is broken or inoperable, use the shut-off valve to your home's main water supply to stop the flow to the entire house.

Avoid touching valves or pipes directly without confirming if they are hot. Wear gloves and other safety gear to keep from coming into contact with hot levers or components when turning off your leaking water heater.
