"My certified inspector MatthewCote out of the Belgrade, MT office found i have a natural spring comming up in my crawlspace. I knew I had water streaming all over crawlspace and my husband believed it was due to watering lawn of the hill our house sits on. Matt was great to work with, he was totally professional. He explained my situation and showed me in photos and map of my basement what this ssprincause, how it had eroded and damage caused. It has been going on for quite a few years, of which I noticed escalation of water even though I decreased watering on above lawn. I wish I had researched this sooner. But MATT assured me it's not too late. He was clear and concise as to what I needed done to resolve and eliminate further damage by installing 2 sump pumps, installing trenches & piping to drain all areas of water, draining ouside of house past septic and leach field, add a humidifier and encapsulation of crawlspace. The time it takes to replace a water heater depends on the complexity of the job. Expect your contractor to spend:

Standard electric water heaters (about 40 gallons) typically need a 30-amp circuit breaker. But if you have a newer model, a tankless water heater, or one that’s more energy efficient, you’ll likely need a higher amperage to power it. 

Having the right size circuit breaker for your water heater is an important part of making sure it heats water efficiently and runs safely. A licensed electrician can help you navigate your options, and determine what you need for your new water heater. 

Any item that can hold on to moisture and encourage mold growth should be discarded and replaced following water damage. Upholstered items, such as armchairs and couches, and soft items, such as mattresses, usually must be thrown away once they've taken on a lot of water. Soft furniture is difficult to dry out, creating an inviting environment for mold.

You may also need to replace hardwood furniture following water damage if you're unable to fully dry it out. If you have appliances and electronics that have been fully submerged in water, particularly sewage, you'll need to replace those, too.

Signs that your water heater may explode include rust-colored water coming from hot water taps, the smell of sulfur or rotten eggs coming from the water, shaking or rumbling in the tank, and a leaky temperature and pressure valve. If the water heater feels excessively hot to the touch, it could also indicate the prospect of an explosion. If you suspect your water heater might explode, call a pro immediately to address the problem.

A well-maintained hot water recirculating pump can last 5 to 15 years. Pumps that run continuously may have a shorter lifespan than demand-controlled models. Hard water can reduce longevity by causing mineral buildup in the pump and pipes. Regular maintenance, such as cleaning or replacing filters, can extend the pump’s lifespan.
