"Perma Jack recently installed a perimeter drain system in my basement. As an interior designer I have worked with many different contractors on projects large and small. They are absolutely one of the best contractors that I have ever worked with. The office staff, salesperson and crew are all polite, responsive and professional. This was a big job that involved using jack hammers to break out concrete and what seemed like an endless parade of wheelbarrows hauling new concrete back in. There were no surprises, the job started and finished when they said it would and they left my basement looking great. I would highly recommend Perma Jack of st louis."

"The owner of the company contacted me and we set up an appointment to evaluate the work to be done. He promptly scheduled an appointment, which was less than a week from the initial inspection. He and his crew arrived as scheduled and began work immediately. It was obvious they had been working as a team for a long time. They each performed their specific tasks, with efficiency and precision. They completed the mudjacking of my driveway, the replacement of part a patio, and a major crack repair in my garage floor...all in one day. They also returned at least once, to tweak their work after it dried. I would gladly use them again for any concrete repair or replacement."

"They were not able to completely level my driveway and had to drill several extra holes in the attempt, so rather than one or two visible entry points there are about 8 in a 3 ft area."

Concrete Leveling questions, answered by experts

Homeowners in Washington, MO often underestimate how much the area's clay-heavy soil affects concrete stability. The impact of Missouri's unpredictable weather on scheduling is another key factor. Additionally, many overlook the need to research permit requirements with Franklin County or the City of Washington and fail to account for potential HOA restrictions in newer subdivisions before starting a concrete leveling project.

Helpful?

During a concrete leveling project evaluation in Washington, professionals closely examine soil composition, especially the local clay content and drainage patterns. They also assess the proximity to your home's foundation, the location of utility lines, and property grading. For properties near the Missouri River, a history of flooding and its impact on soil stability are critical considerations.

Helpful?

For minor issues in Washington, you can safely seal small cracks with a polyurethane sealer and improve drainage by grading soil away from slabs. However, always call Missouri One Call before any digging. Stop DIY efforts and contact a professional if you notice cracks wider than a quarter-inch, settlement greater than one inch, or any signs of structural foundation damage.

Helpful?

In Washington, MO, start spring inspections by checking for damage from freeze-thaw cycles and ensuring proper drainage around clay-heavy soil. During summer, monitor expansion joints in the heat and check for soil erosion from thunderstorms. In fall, clear debris from joints to prepare for winter. Finally, monitor for ice damage and new settlement during the winter months to stay ahead of issues.

Helpful?

To prevent delays with concrete leveling in MO, contact Missouri One Call 48–72 hours before work begins to locate utilities. It's also wise to check for any permit requirements with the City of Washington Building Department. Plan your project around Missouri's unpredictable weather, scheduling work during the optimal late spring or early fall windows for the best results.
