"Kirkwood Plumbing was very responsive, sending a highly qualified technician within 24-hours. He did an incredible job replacing old cast stacks and vents to our 2nd floor bath. The further comment that I would make is they are not cheap. I'm still trying to reconcile their cost for a 7-8 hour job, but the results couldn't be better."

"It did not go as expected. Although the staff is very friendly, professional, and punctual, the actual job did not go well. My toilet was leaking onto the subfloor, so within 15 minutes the plumber determined I needed a new pipe and he would not be able to reinstall my toilet until I fix the subfloor. I fixed the subfloor and called the plumbers back two days later. The office staff that took my call was wonderful and accommodating, and got a plumber out right away to reinstall my toilet. Here’s where the problem is: the first plumber who took the toilet out laid it on its back causing all of the seals in the tank to break. The first plumber also replaced my shut off valve, but placed it about an inch further out of the wall then it previously was. So when the second plumber came to reinstall my toilet, not only could the toilet not be put back up against the wall, but the tank was loose and leaking now and all the seals in the tank had to be replaced. In the end, I paid $700 for this project, which shouldn’t have been more than $350 in my opinion. And since the toilet sticks out so far from the wall the tank is still leaking as it must have been jostled in use. And the base of the toilet no longer lines up with the hole that was cut in the linoleum. It just looks awful and to be honest, I should’ve just had them replace the pipe and left it at that, but the first plumber left the sewer pipe sticking 8 inches up out of the floor and I wasn’t sure how far down to cut it to reinstall the toilet. It was just a mess."

Affordable Plumbers questions, answered by experts

Understand that you are responsible for the service line running from the meter to your house. Check for lead components in older mid-century properties. Install backwater valves and sump pumps to protect your basement from regional flood risks. Local professionals experience high demand during late fall and early spring. Schedule your plumbing outside of these peak seasons for faster service in MO.

Helpful?

Start by verifying local permit requirements and confirming your contractor holds active state credentials. Check your local sewer district records for lateral compliance before scheduling work. Plan exterior plumbing outside of the November through March freeze season to avoid frozen ground complications. Always request underground utility locates before digging, and build extra time into your Overland project schedule for mandatory city inspections.

Helpful?

When hiring for plumbing in Overland, look for a licensed master professional to oversee permitted work. Certified journeymen perform daily tasks under their supervision. Hire specialized contractors for specific needs. Local specialists handle sewer and drain inspections for older mid-century homes, manage water and gas line connections, and test backflow prevention devices to keep your MO property completely safe.

Helpful?

Schedule an assessment if your Overland home was built before 1970, as older pipes reach the end of their lifespan. Watch for rust-colored water, unexplained wet spots, or reduced pressure after harsh winters. Recurring slow drains or basement backups after heavy rain require immediate attention. Unusually high utility bills also indicate hidden leaks, making it time to schedule plumbing to protect your property.

Helpful?

Document your home’s approximate build year to help professionals anticipate older pipe materials like galvanized steel or clay. Pull any past permits to understand previous work. Note the locations of your water meter, main shutoff valve, and sewer clean-outs. Record any history of basement backups or flooding. Gathering this information prepares your local contractor to handle your plumbing safely and efficiently across MO.
