"Their crew showed up when they were supposed to and didnâ  t take a break till the job was complete. They removed two layers of shingles, cut out rotten boards on both sides of the roof and replaced with new boards. Installed new shingles all in 7 hours . I have never had a more professional job .?"

Customers say: True professional

"After the last windstorm I had a few shingles blow off. Then after it rained, I had a leak. Contacted Brady at Downunder and he was able to take a look almost immediately. He said the roof could be repaired and did not need to be replaced (like the other guy was trying to get me to do). Brady gave me an extremely low quote and was able to perform the work quickly. Brady even did some corrective work that my last roofer failed to do (i.e. caulk exposed nail heads, seal loose shingles, etc.). After the work was done, I had went up on the roof to install Christmas lights. Looking around, I could see Brady did good work! Will definitely use him again. In talking to Brady, I found out he does other home construction projects. Based on my experience with the roof, I will definitely contact him first for any remodeling job. Thanks Brady!"

Roofing questions, answered by experts

Before starting a roofing project in Lees Summit, secure all required permits and HOA approvals, and schedule any needed inspections. Protect landscaping with tarps, arrange for a dumpster in accordance with city waste rules, and document your roof’s current condition for insurance purposes. Monitor local weather forecasts, coordinate with neighbors about potential disruptions, and confirm material delivery dates with your contractor to prevent unexpected delays.

Helpful?

Homeowners in Lees Summit should consider local permit requirements, especially for roof replacement or major repairs, and check for HOA or historic district rules that may affect shingle color or style. Severe spring storms and tornado risks can impact project timing, while local snow load codes and temperature swings should guide material selection. Always plan for proper debris disposal according to city guidelines.

Helpful?

In Lees Summit, keep children and pets safe during roofing projects by setting up clear boundaries with temporary fencing and scheduling work during school hours or when pets can be indoors. Use magnetic sweepers daily to collect stray nails, and communicate with your roofing contractor about minimizing noise and debris. Alert neighbors if pets are sensitive to loud sounds, and ensure all tools are stored securely each evening.

Helpful?

In Lees Summit, most roof replacement projects for standard homes are completed in 2-4 days, though larger or complex roofs may take up to a week. Spring and summer storms can cause delays, and obtaining permits may add one to two weeks before work begins. Scheduling during late summer or early fall helps avoid weather-related setbacks and ensures timely delivery of roofing materials.

Helpful?

In Lees Summit, signs that roof replacement or repairs may be needed include curling or cracked asphalt shingles after hailstorms, visible roof leaks or water stains in attic spaces, and sagging roof decking from past ice dam damage. Excessive granule loss, persistent moss growth, or evidence of improper flashing installation—especially around chimneys—are also common indicators that previous roofing work was not done to local standards.
