"Unfortunately I have to post a negative review. McFarland facilitates Koehler warranty work & therefore were dispatched to our home after Koehler was super awesome and warranty replaced our leaking faucet. Koehler overnight aired a new faucet to our home. Upon arrival, McFarland was told multiple times the faucet was leaking. They completely ignored ours & Koehler’s request to replace the faucet & instead took the new faucet with them & blamed the water leak on something else. In turn, we were forced to pay a different plumber $175 only to come out & tell us what we already knew…the faucet was leaking. Here’s where it gets horrible…I called back to McFarland and Marcia McFarland who answers the phones was completely rude, dismissive & short with me. She also forced me to call back to Koehler to open yet another ticket (which I presume would allow them to get paid for a 2nd trip) which meant another 45 min on hold. Upon finally connecting to a Koehler rep, I was told by the rep that apparently Marcia had already added notes essentially stating I was lying & the faucet wasn’t leaking. I was furious at this point. Because of these notes, I had to capture a video of the leak (which I then did) & send to both Koehler & McFarland. Once the new ticket was created I called back to McFarland to schedule the 2nd visit. On the call I inquired about reimbursement for the $175 I paid the other plumber to come out & tell me the faucet was leaking. Marcia went off on me!! She has NO PLACE answering phones for a company! Sooooo RUDE! She was yelling at me stating they wouldn’t come to my house now unless I signed a form stating they were not responsible for the $175. I disagreed…they are 100% responsible for us having to have a second plumber out to verify what they should have accepted the first time they were there. To wrap it up, Steve did come out and replaced the leaking faucet eventually & all works now. Unfortunately we are out the $175 and McFarland is to blame but we have no recourse outside of litigation. Avoid this company at all costs as they take zero responsibility for their mistakes."

Buyers Protection Group (BPG)
At BPG, we believe home inspections shouldn't end at the driveway. Our inspectors and engineers undergo thorough background checks and must meet ongoing training and performance standards -- they are a selective group of professionals. With so many inspection companies to choose from, how do you select one that fits your needs? We've earned a solid reputation for standing behind our work and providing distinct value advantages that help protect our clients.
"BPG Inspections Failed to Honor Their Guarantee or Take Accountability Summary: In my experience, BPG Inspections failed to uphold their guarantee, and I encountered poor follow-up and vague, shifting justifications for denying my claim. Details: I hired BPG Inspections in Pensacola, FL, to inspect a home I purchased in April. The inspection occurred in March, and I moved in during May. Within a few days of moving in – well within the 90-day warranty period – I discovered two issues that the inspection report had explicitly marked as functional: 1. The garbage disposal unit did not work (it made a soft noise but did not function). 2. The HVAC system failed to deliver air to the kitchen and adjacent bedroom, though the inspection report had indicated the air handling was operational and in good condition. I promptly emailed BPG about these problems, and while the inspector initially responded, I was then passed to their claims department. After repeated follow-ups, I finally received a call on June 23rd – nearly a month after reporting the issue – only to be told that neither issue was covered under their warranty. I raised the following concerns: 1. For the HVAC, the inspector had confirmed it was functional in an email, contradicting the claims department's later justification that it could not be tested. If no air reaches two rooms, it should have been evident during either heating or cooling tests – this was missed. 2. For the garbage disposal, I was told it was a "kitchen appliance" and therefore not covered, despite it being a fixture included in inspections. When I asked where the warranty excluded it, I received inconsistent explanations. At no point did the company offer to re-inspect or further investigate these issues. I expected more accountability from a professional inspection service – especially one offering a guarantee."

"It took a lot of phone tag to finally get the technician to our house, but once here he was efficient and professional and did an amazing job. The chip was in the edge of a white quartz countertop, very difficult to match perfectly, and the repair is absolutely invisible. Not the lowest bid, but worth the price."

FAQs for home warranty projects in Little Canada, MN
Many benefits come with buying a home warranty when selling your home, but there are drawbacks to consider, too.
Pros
Peace of mind of home repair coverage
Incentive for buyers
Transferability to new owners
Prevent post-sale issues
Cons
Expensive cost
Exclusions of certain features or appliances
Coverage limits
Often difficult to understand
Potential wait for claim service
On average, a home warranty costs about $1,100, ranging from $80 to $8,300, depending on your home size and its features, type of home warranty plan, and the coverage included. Your home’s location also factors into the cost of a home warranty, with areas with a higher cost of living experiencing increased warranty costs. Additional cost to consider include:
Deductibles: $75–$125 per call
Add-ons: $2–$35 per month
Premiums: $200–$1,200 per year
Several factors make a home warranty worth it or not, especially the age of your home and the condition and age of the appliances in it. If you buy an older home with most or all original appliances, a warranty may be worth the investment as these home features are more likely to need repairs or replacements. However, if you’re buying a new-construction home, a warranty may already be included, and you may not need to use it for several years. In this case, purchasing add-ons may not be worth the cost until a few years later.
Offering a home warranty when selling can make your property more appealing to potential buyers. The warranty gives them peace of mind that many systems or appliances will be covered if they need to be repaired or replaced in the near future. Additionally, the home warranty may cover problems that arise during the home sale, such as a leaky roof or water in the basement.
The main types of home warranties cover the basic essentials, but additional plan types focus on specific areas such as:
Appliance plan: This plan covers typical household appliances like refrigerators, stoves, washer and dryer, built-in microwaves, and dishwashers. It costs $360 and $540 per year.
System plan: Costing between $360 and $540 per year, this plan covers central home systems like HVAC, plumbing, electrical, and water heaters.
Combination plan: This plan type covers both systems and appliances, costing between $545 and $1,500.
