Regularly inspecting your foundation—at least the visible sections—for signs of foundation issues like moisture and pest infestation is a good way to identify slab leaks early, as is keeping an eye and ear out for water damage to indoor building materials, above-average water bills, sounds of running water when no fixtures or appliances are on, and indoor humidity that causes the temperatures to feel more extreme. When the concrete is severely cracked, sinking, or otherwise structurally unsound, replacing it might be your best option. Replacement ensures the safety and longevity of the surface in this case.

If your concrete steps have crumbled or chipped, you can fix them by removing any chips or flakes, cleaning and wetting the affected area, applying a concrete bonding agent, and finally applying new concrete, usually in the form of Portland cement. For widespread damage, you can consider concrete resurfacing instead. For fixing concrete spalling that has led to deep damage, you might need to remove damaged material, add structural supports, and pour new concrete into a mold.

Whether you resurface or replace your concrete driveway depends on the condition and age of your driveway. Concrete that's over 20 years old may need replacing, while newer concrete may benefit more from resurfacing. 

How well you maintain your concrete driveway also plays a role here. If you stay on top of sealing your driveway every three to five years, then your concrete may only have minor repairs that can be fixed compared to concrete that hasn't been sealed and has significant damage.
