Your porch could be crumbling due to poor installation, freeze and thaw cycles, or intense pressure washing or sandblasting. If your concrete was poured and cured improperly, moisture can seep into the concrete. When the water freezes and thaws, it causes stress to the structure, leading to cracks and crumbling. If you pressure wash concrete on too high of a setting or sandblast the surface, the concrete can also crumble. 

Porticos last 25 to 60 years, depending on the material used. A portico’s roof typically matches the roof of the rest of the home and can be replaced simultaneously. Portico columns have a similar life span if properly maintained and regularly sealed. In some areas, harsh weather and extreme temperatures may cause a portico to wear more quickly.

Rotten deck boards can sometimes be repaired, but only if the damage is minor. Repairing small patches of rot involves strengthening the damaged area with wood hardener, filler, or epoxy. More substantial damage requires replacing the boards or rebuilding the entire structure in extreme cases. If the rot extends to the joists, posts, or beams, have a contractor evaluate the damage to ensure it is still structurally sound.

It is possible to repair wet, rotted wood, but it depends on the extent of the damage. If the wood is severely decayed, it may be necessary to replace the affected sections entirely. However, if the rot is relatively minor, you can attempt to repair it. Start by removing any wet or decayed wood, allowing the area to dry thoroughly. Then, you can apply a wood hardener or consolidant to strengthen the remaining wood fibers. Finally, use epoxy wood fillers to fill in the damaged areas, shaping and sanding them to match the original wood surface.

Deck skirting shouldn’t touch the ground, especially if you have a wood deck, which is vulnerable to moisture. Ideally, you should leave at least 3/4 of an inch of space between the deck skirting and the ground for more ventilation. Pros also recommend that you incorporate about 1 square foot of space for ventilation for the underside of the deck to every 150 square feet of decking. Proper ventilation prevents mold growth and rot that can damage your deck.
