"I contacted The Crack Team for foundation wall crack waterproofing after finding water near our utility lines and basement corner. They arrived on time, answered all my questions, and did clean work. What impressed me most was how respectful and honest the crew was throughout the whole process. The leaking stopped completely and the area looks great now."

"Very well. Pisani was the lower (40% lower) of two estimates I received from well-rated Angie List providers (the lower pricing may have been a special case because I had a small job which perhaps fit into the early spring weather which may limit the types of jobs masons can commit to). Gregg was easy to talk to and took the time to explain what was needed to do the job right. I was pleased that they schedule the job even earlier than I thought they could when we had temporary break in the rainy colder weather. His people came on time and were very professional and efficient in doing the job. I was very satisfied with the results. Gregg came at the end of the job to make sure I was satisfied and everything had been done right and in accordance with what we had agreed. Would have no hesitation considering to use them in future masonry work."

"We had an attached screened-in porch that was sinking.Acculevel came in and detailed every aspect of the repair project and then followed thru to the most minuet detail. Excellent work and very detail oriented. Friendly and cooperative service team that completed the work. This seemed like what was going to be a complicated job, using augered jacks, concrete removal, and replacing trex floor. ...In a nutshell, they made what seemed hard..very manageableand 100% solved.Excellent service, excellant price......Terry M."

"Elon inspected my foundation to determine what walls were holding water. He took measurements and took time to share a video of the repair he was recommending. I will have four anchors installed on the problem wall at a very fair price."

Masonry questions, answered by experts

Start by confirming which of the five Grosse Pointe municipalities your property is in to secure the correct building permits. You should also check for historic district rules regarding exterior updates. Schedule your masonry work between May and October to avoid cold-weather curing failures. Always hire a local professional who understands how to match lime-based mortar for older homes, preventing damage to historic soft brick.

Helpful?

After completing masonry work, schedule a final inspection with your municipal building department to close out your permits. For chimney repairs, arrange an inspection with a certified specialist before using your fireplace. Apply a waterproofing treatment in the fall to protect the fresh mortar from MI freeze-thaw cycles. Monitor the new joints closely through the first winter to catch any early signs of cracking or surface spalling.

Helpful?

Watch for a stark color or texture mismatch in your mortar. This indicates incompatible cement was used, which traps moisture and causes historic soft brick to spall during harsh MI winters. Recurring stair-step cracks show the underlying structural issue remains unresolved. Recessed joints, visible gaps between old and new mortar, and recurring white salt stains all mean the previous masonry work failed to stop water intrusion.

Helpful?

Address tuckpointing first, as deteriorated mortar joints are extremely common in older Grosse Pointe homes. Next, schedule a full chimney inspection and handle any necessary repointing before the cold weather arrives. You should also prioritize foundation crack repair to prevent basement water infiltration during heavy precipitation. Finally, inspect your decorative brick retaining walls and front steps for frost heave damage to prevent structural failure.

Helpful?

Even minor mortar erosion allows water to infiltrate and freeze, rapidly escalating into displaced bricks. Small horizontal cracks in chimney crowns expand quickly, leading to full chimney rebuilds. In older Grosse Pointe properties, a single loose brick points to widespread mortar degradation. Hairline cracks in foundation parging trap moisture, while small gaps where brick meets wood framing cause extensive structural rot. Address these issues immediately.
