We specialize in severely comprised foundation issues. We can elevate, level, pier or replace a wall or your entire foundation. We do not do mudjacking, waterproofing or minor crack repair.

Underpinning is a type of foundation repair in which a repair specialist installs piers under your foundation to provide additional support for the concrete and structure above. Foundation repair is an umbrella term that includes many other repair methods, including foundation crack repair, waterproofing, cosmetic repair, concrete block wall stabilization, and more.

You have different options depending on the scale of repair needed. If you are repairing minor cracks that are between ¼ inch to 1.5 inch wide and less than half an inch deep, a self-leveling polyurethane sealant would be your best choice. Polyurethane sealants dry to the touch within one to two hours. Since they come in a tube applier, you also have the option to complete the repair without emptying out your garage.

Foundation problems are costly to repair, but if you already own the home, you can either handle the issues or allow the property to (literally) sink into disrepair. The opposite is true when buying a home. Walk away if the seller refuses to lower the asking price once foundation issues are exposed or if they refuse to handle the problems before the completion of the sale.

If you don’t have any access to or knowledge of any area underneath your home, chances are it’s built slab-on-grade. You can also look for the concrete around the bottom edge of your structure; if it’s just a few inches tall, it’s likely a slab. If it’s more than that, has any windows, or you have steps leading to your main entrance, you likely have a different foundation style.

You can use a level or straight-edge to test for plumb foundation walls and a level slab, a level or a ball to check for sloping floors inside your home, and a hygrometer to look for moisture in your underhome area. Aside from these DIY tests, it’s important to get a foundation repair specialist or structural engineer to test the foundation to see if it’s supporting your structure properly. They can determine if the loads on the concrete are uneven or need reinforcement.
