"This is a duplicate negative review provided by the spouse of the previous customer, and should be removed by Angie's List. To respond to this customer's allegations, I will copy and paste the wording from the customer's proposal, which was signed by the customer. To the reader: YOU be the judge of whether or not our wording was "loose". My only question to the woman who wrote this review is this: You say that we discussed at length the importance of having this project match the rest of the house... if that is the case, why did you run out and buy cheap vinyl siding when the rest of your house is sided with beautiful stained cedar shingles??? Overhang Enclosure: Begin by installing a pressure-treated (PT) 2x10 "plate" on the cement between the existing posts that support the roof of the overhang on the outer wall of the garage (this plate shall be tapered to encourage the water to run way from the wall and out over the edge of the cement slab). Install new 2x4 PT framing between the posts on the long wall and the rear wall to create the framework to enclose the overhang. Install PT framing on the driveway end of the overhang, to allow for the installation of custom-made doors that allow access to the enclosed overhang. As needed, trim back the ends of the beam that supports the rafters of the overhang, and install 2x6 re-enforcements to support the last rafters on each end (this should allow room for sheathing and siding on the gable ends). Once the PT framing is in place enclose the framing with Advantech plywood and Typar house wrap. Install [Member Information Removed] (three) Matthews Brothers white, awning-style vinyl windows approximately 48" wide by 24" tall, with a "three-light, cottage-style" grille (includes window screens). One of the windows is to be installed beside the entry door to the enclosed space, and the other two are to be installed in the opposing gable end. Install white PVC window trim, door trim, and cornerboard trim as needed. Build and install two custom doors that close in tandem to enclose the overhang area. These are to be "barn-style" doors with an astragal to deter the elements from blowing in, however, this pricing does not include weatherstripping of any kind, and it is to be expected that there will be air gaps around the doors (they will NOT provide a complete seal from the elements). The body of the doors shall be constructed with vertical, 1x6 V-match in Western Red Cedar, untreated. Lastly, install siding that the customer has provided (fasteners provided by the contractor). The goal of this project is to enclose the overhang area with a neat, clean, tastefully-finished look and a material selection that will be low-maintenance and long-lasting. This price includes all labor and materials (except for the siding the customer is providing). Note: This work includes replacing three wooden risers on the front steps, with new, white, PVC trim with hidden fasteners."

We completely understand and respect your point of view as our customer, and we welcome this review as a chance to introspectively audit not just our communication with our customers, but more specifically the effectiveness of clearly communicating what our customers can expect. We are sad to hear that you do not feel you would hire us again, especially given all the projects we have done for you over the years that have gone very well, including the extensive repairs to framing, sheathing, and siding on the back half of your house. In this case, due to a miscommunication, we were unaware that the scope of the paint work on this project was actually more than twice as large as what was covered in the written contract. While accomplishing this work is not outside of our abilities, it took twice as long to get the paint work done due to everything that was added. We feel that we explained accurately what the customer could expect in terms of the timeline, but once the additional paint work was added, the original timeline was no longer valid. However, from our point of view, the customer still expected the original timeline could be maintained. Yes, it is accurate that we had difficulties with a plumber that we used as a subcontractor. By the end of this project, that plumber was fired and we brought on a new plumber that has not only fixed the issues that occurred on this project, but has also performed admirably on every project since. It is unfortunate that the previous plumber made the mistakes that he did, but we stood behind our work and fully corrected those issues. Towards the end of this project, we were frustrated by the customer refusing to allow us to work on the house (even the exterior) unless they were home. The customer would email us with very restrictive windows of time where we could return to complete small punch-list items. It took several tries to get our schedule to line up with what the customer would allow, but we finally were able to make it work. To say that we did not complete the project until November is not accurate. We finished the interior work (including all the paint work) and gave the house back to the customer in July. Due to the customer's restrictions of when we could or could not come back, we were unable to get back to install replacement storm windows until November. In remodeling, there are projects that come along every great once in a while that do not go the way we would like them to. When these occur, we work hard to correct the issues that arise, and we continually strive to learn from these issues so we can prevent them in the future. No matter the "hiccups" we encounter, we never stop working to better understand why and how these things happen in an effort to deliver a better product to all of our customers. Again, we are grateful for this review, and we are well on our way to using it as a training tool to improve our company. In fact, we've discovered part of our deck has collapsed, again due to the abundance of snow, but are confident Ian and New Leaf Construction will be able to handle the job and will get our deck repaired in a professional and efficient way. We wouldn't call anyone else.

Evaluations and explanations have always been thorough and balanced, including discussion of potential difficulties that may be encountered---of which there have been several. In one instance, engineers were promptly engaged when structural weaknesses were uncovered when preparing to install massive sliding glass doors.
