When my house started to display the symptoms of a clogged sewer line (I'd flush the toilet and listen to the shower drain as it gurgled up water), I scratched my head and began to search for a reputable plumbing service. I called two different companies for estimates, and was shocked to discover that it was going to cost me more than $12,000 to replace my old cast iron sewer line. I had almost resigned myself to writing a really large check, but did a bit of deeper "googling" and came across LC Builders. I decided to roll the dice, and to try this one last company. I called the next morning to describe my problem (and request an estimate), and Jason arrived that same day in order to take a look at my house to determine the extent of my nearly catastrophic sewer line. He was friendly, courteous, and exceedingly patient with me. I never once felt rushed or pushed into making a hasty decision. In fact, he spent a good hour discussing various options with me as he ran a camera down through my main sewer line and discovered a tangle of roots. And when the time for an estimate arrived, I cringed inwardly -- I was expecting, even hoping, for a number right around the $10,000 mark. But Jason surprised me by telling me that he thought my line looked pretty good, apart from that single root-infested section, and that he should be able to replace just a portion of the line. He gave me an estimate of $4000, and let me know that (in a worst-case scenario, if the entire sewer line were rusted beyond repair) that he'd be able to replace the whole line for $8000. I shook his hand, and my nightmare was over. From start to completion, the job was finished by the end of the following day. My final invoice? Less than $4000. Throughout the entirety of this endeavor, LC Builders was unequivocally professional, prompt, and friendly. But that's not why I'm writing this review. In this day and age, I guess it's easy enough to expect professional service, but the same cannot be said for integrity and honesty. Rather than trying to "cash in" on a potential customer, I felt like Jason approached this situation with me -- the customer -- in mind rather than focusing on yet another paycheck. And in my book, that's what matters. If you're lucky enough to live around Northern Virginia (and unlucky enough to have a sewer line problem), LC Builders is the only company I'd recommend calling. This ended up being a big problem, with flooding and gunk backing up into the house [the problem would ultimately be diagnosed as tree roots growing into our sewer line]. Thomas E. Clark first sent out a plumber to do an initial check, and once he determined that we needed to send a scope and snake into our sewer line, he called a drain technician to come out. The drain technician who came out was incredibly nice and professional, but completely misdiagnosed the problem the house was having. No need to get into the weeds of his diagnosis, but after scoping the sewer line, he made what turned out to be a pretty basic error in identifying where the clog was. Sure, people make mistakes, but based on the faulty advice we got, we had to have technicians from the city come out that night (on an emergency call ), only to tell us of the error made by the plumber and that in order to have the problem fixed, we'd have to have the plumbers come right back out to diagnose it properly. I then called Thomas E. Clark to come back and take another look at the sewer line, to catch the problem that they missed the first time, and ultimately give me an estimate as to what it would cost to fix the problem. (Mind you, this will now have been a third visit from Thomas E. Clark, and by this point we had paid them about $700 -- and still had not gotten an estimate to fix the actual problem.) Here's where we had the biggest problem - the third guy to come out (Joe, who I believe is one of their managers) suggested that there was a chance that he was going to bill us again for the company's services if they were to take off our toilet and scope the sewer line again. By even making that suggestion, he failed at a basic principle of providing services - when one of your subordinates screws something up and you have to send someone more senior in to clean up the mess, you do not hold the client responsible. I then had what can only be described as a ridiculous conversation (for about ten minutes) with Joe where we haggled over whether I would have to pay another $600 or so for him to look into the sewer line again. They ended up not charging me for the visit, but that we even had to have that conversation was absurd. Then, two more problems. One, for what ended up being about a $10,000 job, his estimate was just scrawled as about two sentences at the bottom of an invoice - no substantive details about the work they'd do, or of the actual cost breakdown. For such a big project, it was perfunctory at best. And he was also incorrect about the permits we'd need - he suggested that we might need a $3,000 permit, which would be our responsibility -- this turned out to be inaccurate. The plumbers we ended up going with explained the permitting issues much better, and handled them all for us. The folks at Thomas E. Clark were all reasonably nice people and I'm sure they're wonderful plumbers, but after this experience, they came off as careless and a bit sloppy. Stevens came back for a follow up visit with a camera and determined the tree roots were not on my property, but rather city sewer lines. Overall they were very thorough at a fair price. I've used them subsequently for other minor plumbing issues and found them reliable.

He went over a few issues on our older unit he found during his inspection. I never felt pressured to have the work done and so glad he resolved them on the same day. He definitely went out of his way doing a great job. He explained everything to me that he was doing and also answering all the questions I had. The price was reasonable. Will definitely call Appleton Campbell when needing home repairs, this is our 3rd project they’ve taken care of. Thanks again"

"Everything went very smoothly. Sam, the plumber, and is highly professional and knowledgeable. He replaced 3 faucets, 2 sink plugs, two valves, and two supply lines. Sam inspected the p traps, and he added adhesive where it was necessary. Sam also took a look at my two year old hot water heater, and he assessed my water supply to this unit. We discussed performing a complete drain, and check of the components of the heater at a later date. Sam also advised me that a toilet in the basement should be replaced with a more updated commode. We rarely use this toilet, but it's 35 years old. I felt comfortable speaking with Sam. I did not sense he was doing a sales pitch."

The average cost to snake your main sewer line is around $250 for a simple snake. Most sewer line specialists charge between $45 and $200 per hour for main sewer line snaking, so the time involved plays a major role. The price you’ll pay will depend on the severity of the clog, the item causing the backup, how long it takes to remove the item, and more. A more severe issue that requires unclogging a main sewer line will cost $3,100 on average.
Drains in your home gurgle during or after draining
Water backs up into your sewer line cleanout
You notice foul odors in your home
The best way to confirm that your main sewer line is clogged is to hire a professional plumber to assess the situation and use a camera to inspect the inside.
In most cases, drain cleaners will not clear a clogged sewer line, and they’re likely to damage your plumbing. Sewer lines are several inches wide, meaning any material that clogs it will need to be large. Drain cleaner can work on small clogs, but it usually won’t clear a larger one in a sewer main. Drain cleaners can also easily damage and corrode your plumbing with prolonged contact, and a clog will keep the cleaner in contact with the pipes for an extended period. Hire a professional sewer cleaner instead for a safe fix.
You should not attempt to snake your sewer yourself. Accessing and snaking your sewer requires heavy-duty equipment, and while renting is possible, misusing it can damage your sewer main and leave you with very expensive repair costs, not to mention potential environmental issues and severe water damage. Accessing your sewer also exposes you to hazardous sewer gasses, and failing to seal the sewer properly after work can be very dangerous. It’s always best to hire a professional sewer cleaner near you to handle this type of work.
